As requested, we have reviewed the above referenced plans dated April, 1989.
Please find my recommendations on the attached plans marked in red and as follows:
1. The flare radius to be increased to 50'.
2. Standard EC-3 Soil Stabilization Mat is to be installed at locations noted.
3. A 20' drainage easement to be provided from Lot No. 54, Lakeridge Drive, to
tie-in with easement in Village at Lakeside, Section VII.
4. Drainage easements to be added for drain ditch outfalls from Cascade Circle.
5. It is the developer's responsibility to determine the size of private entrance
culverts for this project. Our minimum requirements are 15" in diameter and 30'
in length. At this time I will request a listing of culvert sizes for my
files. A private entrance detail should also be incorporated into the plans in
accordance with the enclosed private entrance specification sheet.
Please revise and resubmit for review.

Dear Ron,
July 10, 1989
In looking over your submittal for Lakeridge Section II, the
following items are not present; 2 copies of both a subdivision
and a site plan application form, a copy.of the plans TaVked by
VDOT to accompany their comments, 15 copies of the subdivision
plans, and a 35mm slide of the plan.
I have attached copies of the Subdivision and Site Plan
Application Packages. Please note the highlighted sections, I do
not know how to make the items required for submission any
clearer. I welcome your suggestions.
I will have Renee start subdivision and site plan files for
Lakeridge Section II, however, in the future when items are
lacking from a submission package we will simply return the
materials submitted.
