Side - The minimum side yard for each main structure and accessory building shall be fifteen (15) feet and the total width of the two (2) required side yards shall be thirty-five (35) feet. 2-5-2. Rear - No structure shall be built closer than fifty (50) feet to the property line. 2-6. SPECIAL PROVISIONS FOR CORNER LOTS. 2-6-1. Of the two (2) sides of the corner lot the front shall be deemed to be the shortest of the two (2) sides fronting on streets. 2-6-2. The minimum side yard on the side facing the side street shall be thirty-five (35) feet or more for both main and accessory buildings. 2-6-3. Each corner lot shall have a minimum width at its setback line of two hundred (200) feet. 2-7. SPECIAL PROVISIONS FOR MOBILE HOME SUBDIVISIONS 2-7-1. Mobile home subdivisions shall be governed by the following regulations. 2-7-2. Minimum size: A mobile home subdivision shall be not less than twenty (20) acres. 2-7-3. Lot size: Each lot shall contain a mobile home stand seventy (70) feet by twenty-four (24). feet equipped with all utilities buried in the ground. The minimum lot area, exclusiv of the mobile home stand, shall be not less than ten thousand ('10,000) square feet where public water and sewer are available; not less than thirty thousand (30,000) square feet where puba water or sewer are available, but not both; or forty thousand (40,000) square feet with one hundred twenty (120) feet of frontage where no public facilities are available. 2-7-4. Mobile Home Stands: No mobile home stand shall be placed within twenty (20) feet of another, provided, that with respect to stands arranged end to end, the distance shall be not less than fifteen (15) feet. 2-7-5 Yards Abutting Common Areas: The distance from the line or corner of the mobile home stand to a private access drive, or common parking area, a common walk or other common area shall be fifteen (15) feet minimum. 2-8. FRONTAGE REGULATION No mobile home shall be placed less than one hundred fifty (150) feet from any existing through street. 9 CHFSTER ING Z WI Wednesday, April N� 97AR 7 VDO Site Plan Being Reviewed The site plan for the VDO industry which is looking at 10 acres in Frederick County for establishment of a production plant is being reviewed by the Frederick County Planning and Development Dept. H. Ronald Berg, county planner, said that two acres of the 10 acre site will be used for the plant. VDO, a West German manufacturing corporation, has secured an option on land at the Fort Collier Farm on Rt. 11, north of Winchester. The company plans to manufacture speedometers for cars and boats at the facility in Frederick County. Box 767 Winchester, Virginia 22601 In Re: SITE PLAN No. 009-77 for VDO (Adolf Schindling Dear Fred: Preliminary review of the site plan for VD0 (Adolf Schindling Ag) has been com- pleted by the county staff and state agencies. As you are aware; however, this re- view does not include erosion aad sedimentation control. Frederick County Sanitation Authority reports that water is now available on the site; sewer trunk lines will be available by June 1, 1977. Sewer lines will have to be installed from Red Bud Run interceptors by the developer. The Virginia Department of Highways and Transportation (by R. D. King, April 11, 1977) reports: "This proposed entrance is beyond the end of State Maintenance, however, we are offering the following suggestions: 1. Entrance to be 30' in width at road right of way line. 2. Entrance pavement to slope away from mainline road pavement at the rate of 3/4 inch per foot for a minimum of 81 (feet). 3. Base to be minimum of 6" of well compacted crushed stone with 2" plant mix. 4. Entrance culvert to be 29"X13'' pipe arch, or double line of 22"X13' pipe arch." The only com;aent that emerged from County Staff review has to do with the height limitation of the M-1 Zoning District which is 35 feet. Will this building meet that requirement? I believe that you may make the amendments that will be required to meet the high- way department comiaeuts and submit the final site plan as soon as it is authorized. Howard Shockey and Sons, Inc. is erecting the 86,000 square foot building in the Fort Collier Industrial Estate on the Martinsburg Pike. Ralph Shockey said construction is costing $1.3 million and completion is expected on Oct. 1. It has been approved by the County Engineering Staff, the County Zoning Code Administrator, and incorporates all requirements of the Virginia Department of Highways and Transportation. The Frederick County Sanitation Authority reports that water is now available on the site; sewer interceptor lines will be available by June 1, 1977. Sewer lines will have to be installed from the Red Bud Run interceptors by the developer. The site plan is now ready for review by the Planning Commission at hheir regular meeting scheduled May 4, 1977, and the Board of Supervisors at their regular meeting scheduled May 11, 1977.
