The approved site plan calls for the construction of three (3) self-service storage facilities, a paved parking area consisting of six (6) regular parking spaces, one (1) disabled parking space with appropriate signage, and curb and gutter, a six (6) foot high opaque board fence around all storage facilities, landscaping around the outside perimeter of the opaque fence, a storm water management facility, and all appropriate erosion and sedimentation control measures. The entrance pavement design is to be changed to 8" Type 21-B Sub Base, 3" Type BM-2 Asphalt Concrete and 1.5" Type SM-2A Asphalt Concrete. The proposed shoulder reconstruction on the north side of the entrance is to be topsoiled, seeded and mulched in lieu of 6" of 21-A Stone. A recorded copy of the joint access easement across the shopping center will be required. Overall the plan appears satisfactory and is approved with the following changes: 1. The entrance pavement design is to be changed to 8" Type 21-B Sub Base, 3" Type BM-2 Asphalt Concrete and 1.5" Type SM-2A Asphalt Concrete. 2. The proposed shoulder reconstruction on the north side of the entrance is to be topsoiled, seeded and mulched in lieu of 6" of 21-A Stone. 3. Standard 30' asphalt tappers are to be provided. 4. A note concerning joint use and future maintenance of the entrance is to be added to the plan. A recorded copy of the joint access easement across the shopping center will be required. Once the above items have been addressed we will need four sets of the revised site plan in order to issue the necessary land use permits. Two permits will be required. One to cover the entrance and one to cover installation of the 8" water service. Each permit will require a processing fee, surety bond coverage and take approximately thirty (30) days to process and issue. Should you have any questions concerning the above, please let me know.
