Dear Mr. Camp;
This letter is a follow-up response to your meeting today with our engineer Scott Stickley
of Greenway Engineering. It is my understanding that you both met on site and the
following items have been identified as needing correction or completion.
It is my understanding that I am to present you with a timeframe in which we will
complete these items and in turn your department will grant us a temporary occupancy
permit for Fox's Pizza once all the inspections are complete. We have had all inspections
as of Wednesday with one plumbing follow-up scheduled for Friday. All pel7nits should
then be complete.
The following items will be completed no later than 7/31/2001:
The roof sign on Smoking Joe's will be removed.
The lot will be striped per the revised site plan.
The dumpster enclosure will be completed.
Landscape along Regency drive will be reviewed in the asphalt area.

Property Identification Number (PIN) 54-A-104A
Dear Mr. Stickley:
The purpose of this letter is to inform you that the Department of Planning and Development has
administratively approved a revision to Site Plan #35-93. The revised site plan will bring the subject
property into zoning conformance by reestablishing the required 15 parking spaces and removing the illegal
roof sign. The plan is approved for new paving and striping; the creation of a new landscaped area; the
relocation of the dumpster, along with the construction of a dumpster pad, fence, and gate; and the
construction of a new freestanding sign, to replace the roof -mounted sign.
I am providing you with three copies of the approved site plan. Please forward these to the property owner.
Furthermore, please advise the owner that a copy should be kept for future reference, and an approved copy
must be kept on the site throughout the development process. Once site development is complete, the
owner needs to contact this office to schedule an on -site inspection, and thus, obtain an occupancy permit.

We have revised the Site Plan based on the comments dated April 9, 2001. We offer the following
responses:
Comment 1: Please delete dashed lines of the previously proposed addition. Furthermore, label the
square footage of the entire building (2,975), rather than the different segments of that building.
Response: The dashed lines have been removed and the square footage shown as requested.
Comment 2: Please convert the area to the right of the east driveway into a landscaped area.
Response: A new edge of pavement line has been established and a landscape area label added.
Comment 3: Please remove the old site plan approval box, along with the old address of Greenway
Engineering, the reviewed by note, and the old "date received" stamp. After doing so, please provide a
new approval box and Greenway Engineering's new address.
Response: The above items have been changed on the plan.
Comment 4: Please clarify what the distance is from the proposed monument sign to the front property
line. From what is currently shown, it appears that the 10 feet is measured from the middle of the road.
Response: This is simply a dimension style that does not mark over other items in that area of the plan.
The dimension is the setback distance from the property line, which is 10 feet. We have revised the
dimension to clarify the setback distance.
Comment 5: Please provide a statement to the effect that no roof mounted signs are allowed.
Response: Statement has been added.

On behalf of our client H. N. F unkhouser, we are providing the following information and requesting a
formal response as to what the county would require for the above referenced site, Ilia property is located
on Tax Map 54 ((A)), Parcel 104A, consists of 0.58 acres and is zoned B2. There is an existing building of
approximatcly 2,975 square feet, fuel islands with canopy and 11 parking spaces. Prior to ownership by B.
N. Funkhouser, the use of the property was a convenience store, dollar store, express lube and gasoline
sales.
Since their ownership, the dollar store and express lube have been removed as uses on the property. The
gasoline sales and convenience store have remained with the. addition of a retail cigarette shop and a
proposed use of a take-out/delivery pizza food service. A building pennit has been applied for to make the
necessary Interior renovations for the food service use therefore, we are requesting ,your evaluation of the
use and site requirements.

Dear Keith:
This letter is in reference to my review of the site plan #035-93 for Jiffy Quick. As you
know, this site plan is being revised to show relocated pumps and a canopy. The
overall concept of this plan is fine, however, I have noted some minor revisions that
need to be made in order for us to approve this plan. I offer the following comments:
1. The setback from the property line to the canopy foundation and canopy edge
should be shown.
2. The height of the canopy should be stated.
3. The location of any outdoor trash receptacles should be shown (if applicable).
4. A revised handicap space meeting the new ADA requirements should be added.
This site plan will appear on the bi-monthly report to the Planning Commission on
November 3, 1993. Once we receive administrative approval, we may approve the site
plan on November 4, provided all comments have been addressed.
