Dear John:
Your revised site plan dated September 17, 1993, has adequately
addressed our previous review comments. Consequently, we recommend
approval of the subject site plan.
Even though you have elected to use a rigid pavement per our
suggestion, we still recommend that you provide subsurface drainage
under the pavement to prevent a buildup of water and possible adverse
effects from frost heave. I am available to discuss this
recommendation in greater detail if desired.

Dear John:
We have completed our review of the subject site plan dated
July 9, 1993, and related calculations and offer the following
comments:
1) The site plan indicates an existing 8" iron pipe traversing
under the east corner of the proposed warehouse. It is not
a good practice to run stormwater pipes under buildings.
Consequently, we recommend that it be abandoned and the
exterior site be regarded to divert runoff away from the
building. If it cannot be abandoned because of extenuating
circumstances not evident on the site plan, we recommend
that cleanouts be added near the building lines and the
foundations be designed to span over the pipe.
2) Provide an exterior cleanout for the 4" sanitary sever.
Also, extend sanitary service to the office area.
3) The site plan proposes to use a portion of the
parking/loading dock apron for stormwater management. This
approach would result in periodic inundation of this
section of pavement. There is a very strong possibility
that this condition will also saturate the underlying
subgrade resulting in a possible premature pavement
failure. To reduce this possibility, we strongly suggest
that subsurface pavement drains be installed adjacent to
the loading dock. As an alternative to this approach, a
rigid concrete pavement at least 6 inches thick should be
considered especially in light of the location of the
dumpster pad. The trash trucks will destroy the pavement

adjacent to the dumpster pads especially where they cut
their wheels.
4) Under the typical pavement section, specify the thickness
of the surface course.
5) Provide a temporary construction entrance to prevent the
tracking of mud onto Lenoir Drive.

No overall objections to the site plan. Existing commercial entrancesare adequate
for proposed improvements. However, the south western entrance has a small area
of pavement failure which needs to be cut out and repaired. The entire entrance
should then be overlaid with 1.5" Type SM-2A Asphalt Concrete. Please contact
