On August 25, 1994 I performed a final inspection of the commercial work performed under the
above referenced land use permit. The work performed by your company appears to meet the
approved permit plans with the following exception:
The western most taper measures 30', not the required 36' as approved.
In order to prevent having a patched sliver of asphalt at this location, I am going to consider this
project finaled. In the future, however, I would expect that your subcontractor would be more
diligent in constructing permited projects to the approved plans.

Dear Mr. Dawson:
The Frederick County Planning Department administratively approved Site Plan #027-93
of Dodson Brothers Exterminating Company on September 8, 1993. The approved site
plan calls for the conversion of an existing residence to an office, the construction of a three
bay garage that will be 1,500 square feet, an asphalt parking lot complete with curb and
gutter, twelve regular parking spaces, one van accessible disabled parking space, a van
accessible sign, and perimeter landscaping, a concrete sidewalk, and all appropriate erosion
and sedimentation control measures.
I have enclosed two copies of the approved site plan. This will enable you to have a copy
for the job site and keep a copy for your files. Please contact this office to schedule an on -
site inspection once all improvements are complete.

I have completed my review of the above referenced site plan. The following comments need to
be addressed prior to final approval of this site plan:
1) Please provide a signature on the engineer's certificate.
2) Please provide the magisterial district of the site.
3) Please provide the use and zoning for the properties on along the east and west property
boundaries.
4) The required front yard setback should be 35 feet instead of 50 feet.
5) The required parking space calculations are confusing. Please describe the method of
determining this number.
6) Please provide the dimension of the proposed disabled parking space.
7) Please use a different symbol to designate the area that falls within the 100 year floodplain.
The current symbol is the same as the existing contour lines and is difficult to differentiate.
8) Will there be any outdoor storage areas or outdoor trash receptacles on this site?
9) General notes 10 and 12 make reference to construction that must comply with the regulations
of the Frederick County Sanitation Authority. The site plan does not propose the construction of
new water lines.
Please revise your site plan to reflect these comments. Once this is accomplished, I will need five
copies of the site plan for final approval. Please contact me if you have any questions regarding
my review of this site plan.

a processing and inspection fee and surety bond coverage. A permit of this nature normally

Dear Tom:
As requested we have reviewed the above referenced site plan dated May, 1993. Our
recommendations may be found on the enclosed plans marked in red and as follows:
1. The pavement design appears satisfactory as proposed. However, the typical entrance
section will need to be revised to provide a minimum 1/2" per foot fall from the edge
of Route 652 to the edge of gutter pan.
2. The entrance width should be increased to 30' from face to face of gutter pan with 12'
paved offsets and 36' tapers.
3. The existing sight distance, speed limit and reference will need to be incorporated into
the plan.
Please revise and resubmit six (6) copies for final approval. Should any changes be deemed
necessary, please design them to meet or exceed the above recommendations.

adequately addressed.

Please advise the owner of our approval and that a land use permit may now be applied for to
cover construction and future maintenance of the commercial entrance. Said permit will require
a processing and inspection fee and surety bond coverage. A permit of this nature normally
takes approximately thirty (30) days to issue once application has been made.
