As requested we have reviewed the above referenced site plan dated June 9, 1993.
Our recommendations may be found marked in red on the enclosed plan sheet and as
follows:
1. The curb and gutter on the eastern property line should align with the
side of the existing entrance gutter. To do so an access easement with
the adjacent Nerangis Property will be required. Another alternative
would be to reduce the width of the entrance gutter. However, an
agreement would also need to be secured with the Nerangis Property since
the 12.5' offset requirement from the property line is violated.
2. The drive-thru windows should be moved forward as close as possible to the
northeast corner of the building. This will provide some additional
vehicle storage.
3. The eastern entrance should be signed "entrance only".
4. The length of the proposed DI-3B should be shown.
5. The existing drainage easement does not correspond to the one shown on the
Stephens City Professional Complex site plan.
6. Existing drainage patterns, i.e. flow arrows, structure types and sight
distances should be shown as noted.
Please revise and resubmit four (4) copies for final approval. Should any
changes be deemed necessary, please design them to meet or exceed the above
recommendations.

The Frederick County Planning Department administratively approved Site Plan #024-93
of the First National Bank of Strasburg on August 26, 1993. The approved site plan calls
for the construction of a one story bank that will be 2,500 square feet, an asphalt parking
lot complete with curb and gutter, 16 regular parking spaces, one disabled parking space
that will be van accessible, a curb ramp, and four drive through bays, a concrete sidewalk„
a flag pole, outdoor lighting fixtures, a business sign, perimeter and interior landscaping, a
storm water management inlet, and all appropriate erosion and sedimentation control
measures.
I have enclosed two copies of the approved site plan. This will enable you to keep a copy
for your records and provide a copy to the contractor. Please have the contractor contact
this office to schedule an on -site inspection once all improvements are complete.

We are in receipt of the above referenced project's revised site plan dated August 11, 1993. It
appears all of our earlier recommendations have been addressed. Please advise the owner of our
approval and that a permit will need to be applied for and issued to cover the proposed grading
on the Route 647 right-of-way.
Also, please ensure the subdivision developer understands all entrance design and drainage
related features on Lot No. 1 must be completed in accordance with these approved plans in
order for Hyde Court to eventually be added to the State's Secondary Road System. As
previously advised, an agreement from the adjacent Nerangis Property (Lot No. 2) will need to
be secured since our 12.5' entrance offset requirement from the property line will be violated.
This signed agreement will be needed before Hyde Court is added to the System.

1) Provide a copy of the stormwater calculations for the Hyde
Court Subdivision to justify the proposed stormwater management
design.
2) Provide a legend to define various symbols used for erosion
and sediment control.
3) Explain why three (3) different lane widths are specified
for the drive thru tellers.
4) Provide spot elevations along curb lines and sidewalks.
