Our recommendations may be found marked in red on the enclosed plan sheet and as follows: 1. The curb and gutter on the eastern property line should align with the side of the existing entrance gutter. To do so an access easement with the adjacent Nerangis Property will be required. Another alternative would be to reduce the width of the entrance gutter. However, an agreement would also need to be secured with the Nerangis Property since the 12.5' offset requirement from the property line is violated. 2. The drive-thru windows should be moved forward as close as possible to the northeast corner of the building. This will provide some additional vehicle storage. 3. The eastern entrance should be signed "entrance only". 4. The length of the proposed DI-3B should be shown. 5. The existing drainage easement does not correspond to the one shown on the Stephens City Professional Complex site plan. 6. Existing drainage patterns, i.e. flow arrows, structure types and sight distances should be shown as noted. Please revise and resubmit four (4) copies for final approval.
