I have several general comments and two (2) specific concerns regarding the proposed site plan. Please address the following comments: GENERAL COMMENTS: 1) Please provide your signature on the surveyor's seal. 2) Please provide the use of the adjoining properties. 3) Please revise the setbacks requirements (B-2 zoning does not require setbacks for the side and rear yards). 4) Please provide the dimensions of the existing sign. 5) Please provide the location of any existing or proposed outdoor lighting fixture, outdoor storage area, or outdoor trash receptacle. 6) Will the garage area serve as a vehicle and/or chemical storage area? 7) Please provide the name for Route 7 (Berryville Pike). 8) Please provide the location of utility and drainage easements. 9) Please revise the parking calculations to reflect those on the marked -up plan. 10) Please provide the location and type of required parking lot landscaping specified under section 165-27E(11) of the Zoning Ordinance. 11) Please provide a cross section that depicts the required buffer and screening area. It does not appear that the proposed landscaping provided, adjacent to the Linaburg property, meets the requirements of the Zoning Ordinance. It appears that the majority of the front portion of this site is in steep slope. This figure needs to be determined to insure that the proposed development does not exceed the maximum allowance of disturbance. 2) Section 165-37D(3) requires a B Category buffer for any proposed development in the B-2 Zoning District that adjoins property zoned RA which is used primarily for residential purposes. It appears that this scenario exists along the McKenzie property. The applicant should be made aware of this requirement, as it has a significant impact on the proposed site plan. I have discussed this situation with Wayne Miller, Frederick County Zoning Administrator. Wayne and I are willing to discuss this situation with you to determine the appropriate course of action. Please revise your site plan to reflect the general comments and specific concerns specified in this letter. The revision to this plan calls for the utilization of an existing brick garage for storage and the expansion of the parking lot area to serve this building.
