Dear Terry:
The Frederick County Planning Department administratively approved Site Plan # 021-93
of Shockey Realty on July 27, 1993. The approved site plan calls for the construction of a
1600 square foot dock addition, the relocation of a paved parking area that includes four
regular parking spaces, one disabled parking space that is van accessible, a van accessible
sign, and a five foot paved walkway, the installation of a storm water management facility
with a new storm drain and rip -rap, and all appropriate erosion and sediment control
measures. Enclosed are three copies of the approved site plan for your records.
Please contact this office to schedule an on -site inspection once all improvements are

I have completed my review of the above referenced site plan. The
following comments need to be addressed prior to final site plan
approval for this project:
1) Please provide your signed Architect's Certificate on the
plan.
2) Please provide the Magisterial District on sheet SP.1.
3) Will the addition height be the same as the existing
structure? (22 feet)
4) Please provide the location of any proposed sign, outdoor
lighting fixture, outdoor storage area, outdoor trash
receptacle, or pedestrian walkway.
5) Please provide the size of all water and sewer lines, mains,
and laterals on sheet SP.2.
6) Sheet SP.2 indicates that a portion of the relocated parking
area will encroach upon the easement for the Shenandoah Gas
Company. Please provide a letter from Shenandoah Gas stating
that this is appropriate.
7) The parking calculations specified on sheet SP.1 are not
correct. The required parking for this use is four regular
parking spaces and one disabled parking space that is van
accessible. Van accessible signage will be required as well.
