Dear Evan:
We have received the above plan. The comments are
as follows:
A. Access To Site
1. We have no comments on the access issues.
The plan shows that the existing driveway is
meant to handle the proposed traffic in the
loading area which is for loading and
unloading of trucks. The volume of traffic
generated will not create any significant
negative impact to the existing driveway or
access.
B. Drainaae Issues
1. A drainage divide map and related
computations are required to check the
adequacy of the drainage facilities.
However, we went ahead and estimated the
proposed drainage areas and projected runoff
calculation as a part of this review. We did
not include the drainage from the rooftop of
the existing building.
Our calculations indicate a post development
runoff from the addition to be 3.9 cfs for
the 2 year storm and 5.0 cfs for the 10 year
storm.

3. A temporary sedimentation trap needs to be
provided at the end of the temporary silt
fence in the ditch line a the entrance to the
site.
Items B-2, C-1, C-2 and C-3 need to be addressed
before I can recommend approval of this plan. If you

Stonewall Industrial Park
This represents an 84% increase over the
predeveloped conditions. The 2 year runoff
rate increased by approximately 1.8 cfs., and
we therefore do not feel that on site
stormwater management is warranted.
2. The discharge is concentrated at the mid-
point of the Northwest property line, which
does not appear to have a defined channel at
this location. Future development of the
adjacent property will have to incorporate
this point of discharge in their plans. As a
point of courtesy the adjacent property owner
should be advised of this condition by the
Developer.
The plan indicates an existing drainage
easement along this property line but it is
not clear how the flow to the existing
drainage easement will convey water.
Existing contours do not show any channel
within the easement. If this drainage
easement were utilized the impact would be
reduced on the adjacent property.
3. There is not enough detail on the proposed
pipe discharge system to review or construct
it. A 6 inch diameter pipe will not even
come close to carrying 5 cfs under gravity
flow. More information in needed on this
systems for design review and construction.
C. Erosion & Sedimentation Control
1. A temporary construction entrance to the site
needs to be provided as noted on the plan.
The location of this needs to be shown.
2. The temporary silt fence needs to be extended
to connect the two proposed silt fences
already shown on the plan adjacent to the
access road where construction vehicles will
be traveling.
