Whereas, in consideration of the approval by the party of the
second part of this Virginia land disturbance plan and permit for
the Albin Ridge Mini Storage
of 1 1/2 (actual disturbed acres)
and the party of the second part requiring the following work to
be completed during the land disturbance construction and before
final occupancy, the party(s) of the first part or his
heirs/assigns agree to do the following work:
1. Provide for the adequate control of erosion and sedimentation
by temporary and permanent control practices and measures
which will be implemented during all phases of clearing,
grading and construction and to provide for conformity with
the Virginia Erosion and Sediment Control Law, Title 21,
Chapter 1, Article 6.1 of the Code of Virginia and local code
laws.
2. To provide Erosion and Sediment Control as per the Erosion and
Sedimentation Control Plan.
The party (s) of the first part does further agree that an agent
of Frederick County shall be permitted entry to the site of the
land disturbing activity to inspect the control measures shown in
the approved plan.

RE: Albin Ridge Mini Storage (Phase II) Site Plan.
Dear Mr. Carter:
The Frederick County Planning Department administratively approved Site Plan #011-92
of Albin Ridge Mini Storage (Phase II) on July 17, 1992. The approved site plan calls for
the construction of four additional mini storage units totaling 14,600 square feet, and the
addition of a van accessible handicapped parking space. Enclosed is a copy of the approved
site plan for your records.
As we discussed, your bond posted in the amount of $13,683.75 to cover costs associated
with the asphalt surfacing of Phase I may be used in conjunction with the asphalt surfacing
of Phase II. This bond will only be acceptable for Phase II when all improvements to Phase
I have been completed and inspected by our department.
Please contact this office to schedule an on -site inspection when these improvements are
complete.

Dear Mr. Ritchie:
As requested we have reviewed the above referenced site plan dated April 23, 1992. Overall
the proposal appears satisfactory. However, we do have several comments relative to the
proposed drainage design. They are as follows:
1. The area between the detention basin pipe and the 48" culvert under Route 522 needs to
be regraded if necessary to transition the flow into our pipe. Also, standard EC-1
Type A riprap stone is to be added between the outfall of the basin to the inlet of the 48"
pipe as noted.
2. Filter cloth should be used beneath the EC-1 stone on the detention basin spillway.
3. EC-1 riprap should only be used on the downstream half of the spillway to prevent
seepage prior to the full overflow elevation.
Please revise and resubmit four (4) copies for final approval. Should any changes be necessary
please design them to meet or exceed the above recommendations.
