This letter is to confirm action taken by the Frederick Countv Board of Zoning Appeals at
their meeting of January 16, 1993.
The Board approved application #035-92 of The Potomac Edison Company, for a 50' front
and a 15' side variance for a new control building, a 37.95' and 43.88' front variance for a
12kV aluminum tower, a 45.95' and 40.95' front variance for an underground terminal rack
foundation and a 5' front yard variance for two new transformers. This property is located

Re: Preliminary Review of Potomac Edison Site Plan
Dear Rosalie:
This letter is in reference to my preliminary review of the site plan for the Potomac Edison
substation located on North Kent Street, just inside the Frederick County boundary. The
overall concept of the plan is fine. However, I have some minor comments. I offer the
following:
1. The address and phone number of the designer should be indicated on the plan.
2. The certificate (seal) of your engineer should appear on the plan.
3. Location of outdoor lighting fixtures should be shown (if any are existing or
proposed).
4. If there are any sewer and water lines on the property, they should be indicated
showing the size of lines, mains and laterals.
5. Location and width of all easements including access, utility and drainage easements
should be shown (if applicable).
6. Location and nature of fire lanes, fire hydrants and all other facilities necessary to
meet the Fire Code requirements should be shown (may need to wait for Fire
Marshal's comments, he may indicate the site is adequate).
As I indicated earlier, these comments are minor in nature. If the comments aren't
applicable to your site, then disregard them. Keep in mind that once all agency review
comments have been received you may officially submit the site plan.
