This plan calls for the construction of a 1,050 square foot addition to the existing store, an additional paved area along the northeastern portion of the lot, and the relocation of an existing propane gas tank and security fence. The current entrance on Route 7 appears adequate for the proposed improvements. However, to prevent illegal parking on the Regency Road right-of-way standard CG-6 curb & gutter should be extended from the existing concrete entrance gutters and standard CG-2 curb provided along the property line as noted. We also recommend CG-2 be installed along the property frontage with Route 7 as well as the eastern property line to prohibit access to and from the Meadows Farms property. Any resulting island areas should then be topsoiled and seeded. Please revise the plans in accordance with the above recommendations and resubmit four (4) copies for final approval.
