Dear Mr. Seymour:
This letter regards your request for correspondence as to the
zoning and permitted use of the above mentioned parcel. This
parcel is identified as tax map number 33-A-164C, is owned by Dr.
Raymond Fish, and is located in the Stonewall Magisterial District
in Frederick County, Virginia.
The portion of this property that you are interested in is referred
to as "Lease Parcel C", and is zoned B-3 (Industrial Transition
District). This zoning classification allows retail establishments
specified as a Code 52 in the Standard Industrial Classification
Manual - 1987. Code 52 permits mobile home and office sales, as
well as an assortment of other retail uses.
Frederick County would support AA Mobile Market's request to
conduct retail sales of mobile office and classroom units within
the B-3 Zoning District. Please keep this letter as proof of this
department's position regarding this matter.

The Frederick County Planning Department administratively approved
Site Plan #012-91 of AA Mobile Market, Inc. on July 10, 1991. This
plan calls for the placement of a 121x 50' office trailer, a paved
parking lot complete with fifteen (15) regular parking spaces, one
(1) handicapped parking space, and seven (7) maple trees for
landscaping, a three (3) foot wide concrete sidewalk, and all
appropriate erosion and sediment control measures. Enclosed is a
copy of the approved site plan for your records. —

plastic silty clay which is subceptible to the
formation of a perched or seasonal water
table. Verify that the proposed pavement
section will support the anticipated traffic
loading under these conditions. It is
suggested that a CHR of 1 be adopted for your
analysis.
