Virginia 22601 4 REZONING REQUEST #036-87 e Ronald Feathers Rezone 2.047 acres from A-2 (Agricultural General) to B-2 (Business General) LOCATION: Route 522 North and Route 789 at Albin MAGISTERIAL DISTRICT: Gainesboro ADJACENT LAND USE AND ZONING: Residences zoned A-2 (Agricultural General) PROPOSED USE AND IMPROVEMENTS: Auto sales lot, with a 500 square foot office building. REVIEW EVALUATIONS: Transportation Department - No comment to rezoning, however, prior to starting a business, a Commercial Entrance Permit must be applied for, approved, and built to our minimum standards. Health Department - No objection. Round Hill Fire Company - No comment Inspections Department - This rezoning request shall comply to Use Group B, Business Uses, Section 303.0, of the BOCA Basic Building Code, 1984. Planning and Zoning - The following issues should be considered: Location - The site is located in Albin within 500 feet of existing areas zoned B-2. The site is surrounded on three sides by residential uses. Impacts - The site would have good access onto Route 789. The site has over 300 feet of frontage on Route 522 North. An entrance on Route 522 would appear to have good sight distance to the west. However, there are existing residences on neighboring lots and across Route 789 within 100 feet of this lot on three sides. This site is separated from other business uses on this side of Route 522 by substantial residential areas. Concern should be expressed for the possible impacts of B-2 uses on surrounding residences. Conclusions - The location may be appropriate for B-2 zoning in terms of proximity to other business uses.
