The approved site plan calls for the construction of a building to be used for classroom and day care space that will be 5,780 square feet, the relocation of the drainfield areas, the installation of an all weather fire lane that will be 30 feet in width, the provision of three new concrete walkways, the construction of a retaining wall, and all appropriate erosion and sedimentation control measures. I have provided you with two copies of the approved site plan. This will allow you to provide the contractor with an on -site copy and keep a copy for your records. Based on this review, we offer the following comments: 1. A stormwater management pond will not be required because the church has obtained an agreement with the downgradient property owner for discharge of stormwater runoff. 2. The site plan should be revised to indicate two additional sidewalks extended to the existing paved parking area. Drainage pipes (suggest 8" PVC) should be installed under the sidewalks. 3. The existing 15" CMP shown under the entrance to the existing gravel parking lot is not adequately designed to accomodate storm flows originating from the highway easement. This pipe should be upgraded to an 18" CMP. Likewise, the proposed 15" CMP should be increased to an 18" CMP. 4. The approximate area of the new drainfield should be shown on the site plan.
