The Frederick County Planning Department administratively approved Site Plan #001-94
of Valley Proteins, Incorporated on February 24, 1994. The approved site plan calls for the
addition of a utility building that is 8,000 square feet, a paved parking area for a disabled
parking space, a disabled parking sign, a paved walkway to the building, a gravel
maneuvering area, and all appropriate erosion and sedimentation control measures.
I have provided you with two copies of the final site plan. This will enable you to provide
the contractor with a copy and keep a copy for your records. Please contact this office to
schedule a final inspection of this site once all improvements are complete. Please contact
me if I may answer any questions regarding this letter.

RE: Preliminary Site Plan Review of Valley Protein Utility Building Addition
Dear Keith:
I have had an opportunity to review the above referenced site plan. The following
comments need to be addressed prior to final approval of this site plan:
1) Please provide the correct address for the owner/developer.
2) Please provide the correct address for Greenway, Inc.
3) Please provide a signature on the Land Surveyor's seal.
4) Please provide the metes and bounds description for all five parcels depicted in the
location map, including the arcs that are numbered 1-8.
5) Please revise the acreage configuration to reflect the total acreage of lot 41-A-25 and
the developed area of lot 41-A-25.
6) Please provide the FAR based on the new information specified in comment #5.
7) Please provide the height of each building within each building footprint.
8) Please provide the location and description of any proposed sign, outdoor lighting
fixture, outdoor storage area or outdoor trash receptacle for this project.
9) Please provide the names for Route 608 and Roue 679 on the location map.
10) Please indicate on the location map how lot 41-A-25 is accessible from the State
Road.
11) Please indicate on the plan if the existing and proposed utility services are privately
owned.
12) Please revise the parking calculations to reflect the proposed conditions.
13) Please provide details of the proposed paved disabled access to the new building, as
well as details of the proposed van accessible disabled parking sign.
14) The site plans that have been approved previously indicate that there are supposed
to be areas of 4:1 slope, areas paved with SM-2A, and areas that are not supposed
to be disturbed at this time. The proposed site plan states that there are existing
graveled areas within the areas that are supposed to be undisturbed at this time. The
proposed site plan is not consistent with the 4:1 slope that was required previously.
Finally, the proposed site plan indicates that graveled areas are in place where paved
areas were approved.

completed the final site plan, I would like to schedule a time to meet on -site. Valley
Proteins has not contacted this department to schedule final inspections for previous work;
therefore, I believe it would be beneficial to view this site with the final proposed plan in
hand.
