THIS DEED made and dated this _L:L_day of
1964, between Ethel G. Clem (Widow); Mildred C.
Limburg and James LinAburg, her husband; Selby S. Clem and
Helen Clem, his wife; Hilda Snapp and John L. Snapp, her
husband; Kelley Clem and Mary C. Clem, his wife; Gladys C.
DouglasR and Cecil R. Douglas9, her husband and Irma Douglas&

and Ti: .^s Douglass, her husband, all parties of the first
part, and Hayden A. Clem and Clara Belle Clem, his wife, parties
of the second part.
WHEREAS, William C. Clem died intestate,
seized and possessed of the following described property,
survived by his widow, Ethel G. Clem, and the following
children, to wit: Selby S.Clem, Hilda }I1. Snapp, Kelley Clem,
Gladys C. Douglaso and Irma Douglass and Hayden A. Clem, all
of whom are over the age of twenty one years; and,
WHEREAS, the parties'bf the first part have
sold their interest in the hereinafter described property to
the said Hayden A. Clem, et ux., Now Therefore This Deed.
WITNESSETH: That for and in consideration
of the sum of Ten ($10.00) Dollars and other good and valuable
consideration, receipt whereof is hereby acknowledged, the
said parties of the first part do grant and convey with general
warranty of title unto the said parties of the second part,
jointly, and as tenants by the entireties, in fee simple, with
the common law right of survivorship, all of their right, title
and interest in and to all of that certain lot of land, together
with all improvements thereon and all rights, rights of way

and appurtenances thereunto belonging,in Shawnee Magisterial
District, Frederick County, Virginia, more particularly
described as lying in the rear of that certain lot conveyed
to the said parties of the second part by Deed of William C.
Clem, et ux, dated December 17, 1946, of record in the Clerk's
office of the Circuit Court of Frederick County, Virginia, in
Deed Book 198 page 365, bounded on the North by the land of
Henkel Lamp, on the Northeast by the lands of Hayden A. Clem,
on the southeast by a line parallel to and 35 feet south of the
lands of Lamp, -extending from the lands of Hayden A. Clem in a
southwesternly direction to its intersection with the original
boundary and exteniin& from the corner of Lamp and Fletcher
along the southwestern property line for a distance of 85 feet,
being a part of the same property conveyed to the said William C
Clem by deed of John H. Jackson, et al, dated December 29,
1943, and of record in the aforesaid Clerk's office in Deed Book
188 page 595, to which deed and the references therein, reference
is here made for a further description of said property.
This property is subject to any easements or
rights of way, if any, affecting said property, of record.
Said parties of the first part covenant that
they have a right to convey said property .to the said parties
of the second part; that said parties of the second part shall
have quiet and peaceable possession to said property, free from
all liens and encumbrances, and that the said parties of the
first part will grant such further assurances of title as may
be requisite.
