Building shall comply with The Virginia Existing Building Code, Section 304 (Business Use Group) and
Section 311 (Storage Use Group) of the Virginia Building Code/2015. Other codes that apply are The
Virginia Fire Code 2015, ICC/ ANSI Al 17.1-2009 Accessible and Usable Buildings and Facilities and
the Virginia Energy Code.
Renovations, additions, and demolition of structure requires an asbestos inspection if structure was
erected prior to 1985
Division of building for two tenants will require permitting. If tenant areas are to be used for uses other
than offices and light storage, a change of use permit may be required. Remodel plans may be required to
be designed by a registered design professional licensed in the State of Virginia. Separate accessible
parking spaces proposed at each tenant entrance as required. Accessible route shall be provided to main
entrance(s). Van accessible parking spaces shall measure 8' in width with an 8' unloading area or l 1'
parking width with a 5' unloading area. Accessible parking signage for van shall include $500 fine. See
USBC Section 1 l 06.8 for van signage.
20% ANSI rule applies to both tenants.
Restroom facilities shall be provided as required per T2901 for proposed use and occupant load.
Building(s) shall maintain height and area as required under T503 for type of construction for proposed
use.
Please note the requirements in Chapter 17 of VBC for special inspection requirements on the type of
structure (Soils, concrete etc.)

A VDOT review has been conducted for the MV3 Properties, LLC site plan dated April 21, 2020. Based on the
review of the drawings, all VDOT requirements are addressed and the site plan is approved by our
office. Please ensure that all applicable agencies have the most recent set of approved plans.
We offer the following general comments:
• Our review and comments are general in nature. Should details be overlooked during plan review or
conditions in the field exist such that additional measures are warranted, such measures shall be
completed to the satisfaction of the department.
• Materials used and methods of construction shall adhere to the current observed VDOT Road and
Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and Land
Use Permit Special Provisions.
• A preconstruction conference shall be held by the engineer and/or the developer with the attendance
of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work.
• All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe
or drainage easement.
Any construction related changes to the approved plan must come through the design engineer to
VDOT for approval. Please allow a minimum of 5 business days for VDOT review.
® A Land Use Permit shall be obtained before any work is performed on the State's right-of-way. The
permit is issued by this office and may require application fees, the salary & expenses of a State
assigned inspector, and surety bond coverage.
Please provide a PDF of the approved plans for our files.

required. These documents must be received before se ice will be authorized. (4) Work cannot
commence that would connect to F facil'tie or require F inspections until the contract is returned
to this office.
