of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed Book
389, Pages 39 and 40. Said real estate is described with more particularity on that certain plat of
survey made by Douglas C. Legge, C.L.S., dated March 29, 1995, and recorded in the aforesaid
Clerks Office in Deed Boole 837, Page 963.
Being the same property conveyed to Grantor by deed recorded in Instrument No. C00012067, in
the Office of the Clerk of the Circuit Court for Frederick County, State of Virginia.
This conveyance is made expressly subject to conditions, restrictions, reservations and easements
of record, if any, constituting constructive notice.
This conveyance is made subject to all easements, and building or use restrictions of record,
including, but not limited to, those for public roads and highways, restrictive covenants, utilities,
railroads, and pipelines. The conveyance is also subject to all applicable zoning, ordinances,
statutes, rules, or regulations, as amended.
