THIS DEED wade and dated this day of February,
1989, by and between WILLIAM EUf3ENe LWMCK and GENEVIEVE B.
LARRICK, his wife, and JOHN W. LUMICR, III, Single, of the one
part, hereinafter called the Grantors; and JENI CONlANY, a
Virginia Corporation, of the other part, hereinafter called the
Granteds.
WITNESSETH: That for and in consideration of the sum
of Ten Dollars (510.00), and other good and valuable
consideration, the receipt of which is hereby acknowledged, the
Grantors do hereby grant and convey with general warranty and
English covenants of title, unto the Grantees, to be hold as
specific partnership property, pursuant to the provisions of
Chapter 1, Title 50 of the Code of Virginia (1950) as amended,
all those certain tracts or parcels of land, together with all
rights, rights of way and appurtenances thereto belonging,
lying and being situate in Back Creek District, Frederick
County, Virginia, said property more particularly described as
follows:
TRACT ONE: Parcel F6, containing 180.087 acres, more
or less, as shown on that certain plat and survey of
Thomas A. Shockey, L.S., _Uted Novemb,1988,
attached hereto and made a part hereof', to which
reference is made for a more particular description of
the property herein conveyed and derivation of title.
INCLUDED as part of this conveyance is the use of that
certain 60' right of way for ingress and *grass from
the property herein conveyed to Route 600.

THIS DEED, made this =2L of
1992, between JENI COMPANY, a Virginia Corporation, of the one
part, hereinafter called the Grantor, and JASBO, INC., A
VIRGINIA CORPORATION, of the other part, hereinafter called the
Grantee.
WITNESSETH: That for and in consideration of the sum of
Ten Dollars ($10.00), cash in hand paid and other valuable
consideration, receipt whereof is hereby acknowledged, the
Grantor does grant and convey, with General Warranty and with
English Covenants of Title, unto the Grantee, in fee simple,
together with all rights, rights of way, privileges and
appurtenances thereto belonging, all of that certain tract or
parcel of land, lying and being situate in Back Creek
Magisterial District of Frederick County, Virginia designated as
Tract One containing 180.087 acres, more or less, as shown on
that certain plat and survey of Thomas A. Shockey, L.S., dated
November 8, 1998, which plat is attached to the hereinafter
referenced source of title deed; INCLUDED as part of this
conveyance is the use of that certain 601 right of way for
ingress and egress from the property herein conveyed to Route
600; and being a portion of the same land which was conveyed to
the Grantor herein by deed from William Eugene Larrick, et al,
dated February 23, 1989, and recorded in the aforesaid Clerk's
Office in Deed Book 706, at Page 303. A reference to the
aforesaid deed and plat and to the references therein contained
is here made for a further and more particular description of
the land hereby conveyed.
This conveyance is made subject to all legally enforceable
restrictive covenants and easements of record, if any, affecting
the aforesaid realty.

attached thereto titled "Final Plat For Minor Rural Subdivision Of The Land Of
Bowman -Shoemaker Companies, Inc." dated February 6, 2008, revised January 11,
2010, drawn by Richard A. Edens, L.S. (the "Ingress/Egress Easement"). The
Ingress/Egress Easement shall be a permanent, perpetual and appurtenant easement or
right of way and shall run with the title to the Residue Tract owned by the Grantor for
the benefit of the parcel of land conveyed hereby.
This conveyance is made subject to all easements, rights of way and restrictions of
record affecting the subject property; provided, however, that the foregoing shall not be
deemed in any way to reinstitute or republish any restrictions of record that may have
or lapsed.
The Grantor does hereby covenant that it has the right to convey to the Grantee; that
the Grantee shall have quiet and peaceable possession of the said property, free from all
liens and encumbrances; and it will grant such further assurances of title as may be requisite.
