WITNESSETH:
That for and in consideration for the conveyance made hereby, the receipt of which is hereby
acknowledged, Grantors as the owners of the property described herein ("Property"), do hereby grant
and convey, with covenants of Special Warranty of Title, unto Grantee in fee simple, all of Grantors'

Tract One: All of that certain 101 or parcel of land, said land fronting
the southeast boundary line of Martinsburg Pike, known as Route 11, a
distance of 100 feet, more or less, and extending back in a southeasterly
direction between parallel lines a distance of 250 feet, more or less; and being
further described TM -44-A-60 on the Boundary Survey of the Property of
Alice C. Oates Estate prepared by Elliott Ritchie, Jr., L.S., dated December 26,
20I8, a copy of which is attached hereto;
Tract Two: All of that certain lot or parcel of land, fronting the
southeast boundary line of the Martinsburg Pike, known as Route 11, a
distance of approximately 100 feet, and extending back in a southeasterly
direction between parallel lines a distance of 250 feet, more or less; and being
further described TM -44-A-59 on the Boundary Survey of the Property of
Alice C. Oates Estate prepared by Elliott Ritchie, Jr., L.S., dated December 26,
2018, a copy of which is attached hereto;
Tract Three: All of that certain lot or parcel of land, improved by a
store building, said land fronting on the southeast boundary line of the

Martinsburg Pike, known as Route 11, a distance of 100 feet, more or less, and 47-
extending back in a southeasterly direction between parallel lines for a distance tD
of 250 feet, more or less, and being further described TM -44-A-58 on the
Boundary Survey of the Property of Alice C. Oates Estate prepared by Elliott
Ritchie, Jr., L.S., dated December 26, 2018, a copy of which is attached hereto;
AND BEING the same property conveyed by Jack K. Gideon, Sr. and
Evelyn Rose Gideon to Weldon G. Oates and Alice C. Oates, as tenants by the
entirety with common law right of survivorship by deed dated June 21, 1972,
of record in the Clerk's Office of the Circuit Court of Frederick County,
Virginia, in Deed Book 392, at Page 214; the said Weldon G. Oates died May
5, 1996, survived by his widow and tenant by the entirety, Alice who died
February 9, 2014, survived by her four children, Michael Grady Oates,
Richard Riley Oates, Helen Christine Zirkle and Lisha Ann Ritter, all
beneficiaries per capita under her Last Will and Testament dated September 9,
2011, of record in the aforesaid Clerk's Office in Probate File 16-189
Reference is made to the aforesaid instruments for a more particular description of the property
herein conveyed.
This conveyance is made subject to all legally enforceable restrictive covenants and easements
of record affecting the Property.
The Grantors do hereby covenant that they have the right to convey to the Grantee; that the
Grantee shall have quiet and peaceable possession of the Property, free from all liens and
encumbrances; and Grantors will grant such further assurance of title as may be requisite.
