Buildings shall comply with The Virginia Uniform Statewide Building Code (VUSBC) Sections 311, S Storage
of the International Building Code/2015, the 2015 International Fire Code. Other Code that applies is ICC
Al 17.1-3-09. Accessible and Usable Buildings and Facilities and 2015 Virginia Energy Code
Proposed 43500 sq ft building shall comply with height and area per section 506 for type of construction. FDC
located on the plans. Fire pump shall meet NFPA 20.
All required exits shall meet ANSI Al 17.1-09 for accessibility and slopes. Maximum travel distance per
IBC/USB to an exit is 400'. All required exits shall be accessible. Exterior area of refuge shall comply with
Section 1016 of the USBC/IBC. One hour rated walls with 45 min. doors shall be provided at exterior areas of
assisted rescue as noted.
Storage in racks exceeding 12' in height require a permit and shall comply with the International Fire Code.
High pile storage areas require fire department access around perimeter of the building. Access/doors shall not
be spaced further apart than 100'
ANSI parking spaces shall be provided as required per T1 I06.1. Accessible parking and unloading shall not
exceed 2% slope (1:48). Accessible Route shall extend from parking and unloading area to accessible route to
main entrance. Curb ramps shall have a minimum 3' landing at the top and bottom of the landing. Van spaces
require minimum unloading area 8' with 8' of parking or a minimum of 11' wide parking with 5' of unloading
space is required. No enlargement provided. Accessible parking and unloading access to main entrance appears
to meet ANSI A117 for slopes.
Public entrances into spaces larger than 3000 sq ft shall be provided with a vestibule as detailed per ANSI
A117.1-09
All structural plans submitted for permit application shall be sealed by a VA Design Professional
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils, compaction,
concrete, steel etc.)
No gutters of other water shall discharge over walkways
A geotechnical evaluation shall be performed and submitted with application as required USBC/1BC Section
1803.

A VDOT review has been conducted for the TSM Warehouse and Repair Facility Site Plan signature
dated November 14, 2019. Based off of the review of the Drawings, all of the previous VDOT
comments have been addressed and the Site Plan is approved by our office. Please ensure that all
applicable agencies have the most recent set of approved Drawings.
We offer the following general comments:
Our review and comments are general in nature. Should details be overlooked during plan
review or conditions in the field exist such that additional measures are warranted, such
measures shall be completed to the satisfaction of the department.
Materials used and methods of construction shall adhere to the current observed VDOT Road
and Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control
Devices, and Land Use Permit Special Provisions.
A preconstruction conference shall be held by the engineer and/or the developer with the
attendance of the contractor, various County agencies, utility companies, and VDOT prior to
initiation of work.
All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a
pipe or drainage easement.
Any construction related changes to the approved plan must come through the design
engineer to VDOT for approval. Please allow a minimum of 5 business days for VDOT review.
A Land Use Permit shall be obtained before any work is performed on the State's right-of-
way. The permit is issued by this office and may require application fees, the salary &
expenses of a State assigned inspector, and surety bond coverage.
Please submit an electronic set of plans to this office for file and permitting.
