Dennis L. Ridings and Beverley S. RJ4iDqs, his wife,

January 25, 2018, prepared by Preston M. Humphreys, L.S.
attached to this deed and incorporated herein by reference.
The land conveyed, herein is to be merged with the existing
Berlin Steel Real Estate, Inc., parcel (TM 87-A-12) to
create a parcel of 23.3413 acres, more or less. BEING a
portion of the land conveyed unto the Grantor herein by Deed
dated May 6, 2016, from NVA Properties, LLC, a Virginia
limited liability company, recorded in the Office of the
Clerk of the Circuit Court of Frederick County, Virginia, as
Instrument No. 160003983.
The residual parcel retained by Four Winds Land Holdings,
LLC (TM 87 -A -12E) shall contain 28.4590 acres, more or less.
The parties furthermore hereby vacate those certain common
shared buffer and screening easements as shown on the attached
plat.
A reference to the aforesaid records, and to the references
therein contained, is here made for a further and more particular
description of said land. It is expressly stipulated that said
land is conveyed subject to all applicable or legally enforceable
restrictions, easements, reservations and obligations, if any, of
record affecting same.
Except as noted above the aforesaid grantor covenants that
it has the right to convey the said land to the aforesaid
grantee; that the said grantee shall have quiet possession of the
said land, free from all encumbrances; that it has done no act to
encumber the said land; and that it will execute all such further
