The site plan is approved for construction of a 3 -story 119,785 (SF) corporate office building in the M1 (General Industrial) Zoning District in the Back Creek Magisterial District. Additional site improvements include the following: • Construction of a parking lot with 429 spaces (including 10 handicapped spaces), including curb and gutter, striping, handicap access and landscaping; • Construction of a 10 -foot (FT) wide asphalt trail along the property frontage on Shady Elm Road, and internal sidewalks and walking trails; and • Buffering/screening and lighting as indicated on the site plan. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. Attached are three (3) copies of the signed site plan by the Zoning Administrator. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process.
