Building shall comply with The Virginia Uniform Statewide Building Code, Section 311 S-1 Use Group (Repair
Garage) and section 309, use group M (Mercantile) of the International Building Code/2012. Other Code that
applies are the International Mechanical Code for air change, the ICC ANSI A117.1-3-09 Accessible and Usable
Buildings and Facilities, 2012 International Energy Code, 2012 Virginia Rehabilitation Code, and 2012
International Fire Code.
Demolition permit is required to remove or renovate existing structure. Asbestos inspection is required for
buildings built prior to 1985. Existing building renovations shall comply with 2012 Virginia Rehabilitation
Code. The 20% ANSI rule applies.
New 2400 sq ft S-1 Repair Garage shall meet height and area per T503 with allowable increases. Area
exceeding 5000 sq ft requires a sprinkler system to be installed. Oil water separator/grease trap is required for
drains within repair area. Question to the location of grease trap if required. New S-1 Repair Garage shall
meet USBC Chap 11 for accessibility. Question on the buildings accessible route and/or parking area.
Roof Drains shall comply with the International Plumbing Code, 2009. No water shall discharge over
pedestrian walkways.
Handicap parking shall comply with ANSI A117.1-09. A minimum of four accessible spaces is required per
Table 1106.1.1 USBC 09. One van accessible parking shall be provided and have a minimum of I V width
with 5' unloading area or a minimum of 8' unloading area with an 8' width per Section 502 ANSI. Signage
shall comply with 1106.8 USBC. Maximum 2% slope required for parking and unloading. Please provide
corner elevation marks for the four accessible parking spaces once placed.
An accessible route shall be provided to the main entrance of the facilities. Accessible curb ramps shall comply
with ANSI A117.1-09. All ramps require a minimum 3'x3' landing at the top and bottom of the ramp. A walk
way can serve as a landing; however a minimum 3' in width is required. Please provide details on the curb
ramp. Please include elevation marks along the accessible ramp and accessible walkway.
Please note the requirements in Chapter 17 of USBC/IBC for special inspection requirements on the type of
structure (Soils, concrete etc.) Compaction/soil bearing/soil testing shall be required for placement of new
store.

A VDOT review has been conducted for the 3360 Valley Pike Commercial Entrance Site Plan with a
signature date of December 22, 2016. Based off of the review of the Drawings, all of the previous
VDOT comments have been addressed and the Site Plan is approved by our office. Please ensure
that all applicable agencies have the most recent set of approved Drawings.
We offer the following general comments:
Our review and comments are general in nature. Should details be overlooked during plan review or
conditions in the field exist such that additional measures are warranted, such measures shall be
completed to the satisfaction of the department.
• Materials used and methoas of construction shall adhere to the current observed VDOT Road and
Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and
Land Use Permit Special Provisions.
A preconstruction conference shall be held by the engineer and/or the developer with the attendance
of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work.
• All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe or
drainage easement.
• Any construction related changes to the approved plan must come through the design engineer to
VDOT for approval. Please allow a minimum of 5 business days for VDOT review.
A Land Use Permit shall be obtained before any work is performed on the State's right-of-way. The
permit is issued by this office and may require application fees, the salary & expenses of a State
assigned inspector, and surety bond coverage.
