NARRATIVE STATEMENT February 17, 2016
Gentle Harvest, LC purchased PIN # 64 -A -1C with the intent to continue
employing uses acceptable to current zoning regulations for Zone B-2, namely that of
`restaurant'. Said property is located on the southwest corner lot at the intersection of
Front Royal Pike and Millwood Pike. Currently, the property is developed for a
restaurant use, though no tenant exists; the previous tenant was Texas Steakhouse.
The existing structure will be preserved, with minimal building expansion areas.
Expansion areas will include —120 SF along the front and —250 SF in the rear, and will
not further encroach upon setbacks; existing structure encroaches into front 35' setback
by approximately 8'. As a part of this Minor Site Plan, we are proposing limited
pavement re -striping, to accommodate a drive-thru lane meeting minimum requirements
set forth in County Code.
In addition to minor building expansion areas and pavement restriping, the landowner
proposes to incorporate an outdoor multi-purpose area. The proposed multi-purpose area,
which will likely serve pedestrians and seated patrons, will incorporate delineation and
separation from parking / drive aisles in the form of bollards, fencing, or the like.
