MASTER DEVELOPMENT PLAN REVISION NARRATIVE
THIS PLAN IS A REVISION TO PREVIOUSLY APPROVED MASTER
DEVELOPMENT PLAN FOR PARCELS 64-A-117 AND 64-A-119; ALSO
KNOWN AS RAVEN OAKS. THIS REVISION PROPOSES THE CHANGING
HOUSING TYPE FROM SINGLE FAMILY DETACHED/ TOWNHOUSES TO
ALL SINGLE FAMILY SMALL-LOT DETACHED HOUSING. THIS CHANGE
RESULTS IN A REDUCTION IN TOTAL UNITS FROM 221, ON THE
PREVIOUSLY APPROVED PLAN, TO 143. THE LAYOUT OF THE
ROADWAYS HAS BEEN REVISED BUT STILL CONNECT TO INVERLEE WAY
AT THE SAME LOCATIONS AS PREVIOUSLY DESIGNATED. THE LAYOUT
OF THE STORMWATER MANAGEMENT POND, OPEN SPACE, AND
REC/AMENITY AREA HAS ALSO BEEN REVISED. DUE TO CHANGING THE
HOUSING TYPE OF THIS SITE, NO ZONING BUFFER IS REQUIRED.

3.STORMWATER MANAGEMENT REQUIREMENTS TO BE MET

RESERVES THE RIGHT TO PURCHASE NUTRIENT CREDITS FOR A
PORTION OF THE WATER QUALITY REQUIREMENTS. NO EXISTING
BMP'S ARE PRESENT.
4.A WILL-SERVE LETTER, DATED JUNE 24, 2019, HAS BEEN
OBTAINED FROM FCWA FOR CONNECTING TO EXISTING WATER
AND SEWER. SEE THIS SHEET.
5.IT IS ANTICIPATED THAT THE RAVEN OAKS DEVELOPMENT WILL
BE COMPLETED AS A SINGLE PHASE.
6.PROPOSED ROADS ARE TO BE DESIGNED PER FREDERICK
COUNTY AND VDOT URBAN STANDARDS. ROADS WILL BE
PUBLICLY MAINTAINED.
7.DRY UTILITY DESIGN TO BE COORDINATED/DESIGNED AT TIME
OF FINAL SUBDIVISION PLANS.
