PARKING LOT IMPROVEMENTS
GENERAL NOTES
1. The properly delineated on this plan is located at the intersection of Route 522, North Frederick
Pike and Route 739. Fox Drive in the Stonewall Magisterial District in the County of Frederick,
Virginia. The parking area, building, and utility improvements shown on this plan ore existing. The
existing lot configuration prevents the proposed use from meeting oil design standards in the current
Zoning Ordinance The owner proposes to make improvements to the existing parking area by
restdPog and installing concrete curb to incorporate grsernpace islands into the lot. The proposed
improvements will not allow the total number of parking stalls required for restaurant use by the
Frederick County Ordinance.

pion.
3. Verify the quantities shown on the plant list with totols indicated on the pion. Contact the Landscape
Architect in the event that discrepancies exist. Supply unit prices to the Owner at time of bidding.
4. All materials are subject to approval by the Owner or Owners representative. Provide the Owner with a tag
from each plant species and a list of the plant suppliers. Where any requirements are omitted from the Plant
List, use plants which meet the normal requirements for the variety according to the American Association of
Nurserymen.
5. Plants shall be sound, healthy, vigorous. well branched free of disease, insect eggs and larvae, and sholl
have adequate root systems.

7. Groups of shrubs shall be placed in a continuous mulched bed with smooth, continuous edges as shown on
the pion. All mulched beds shall be curvilineor in shape following the contour of the plant mass. Apply o
minimum of 4 inches of mulch uniformly over beds. Trees located within four feet of any shrub bed shall show
the some bed. Grade Finished planting beds so as not to impede surface drainage.
8. Locale trees a minimum of 3 feet from walls M walks, if possible.
9. Stoke and guy all trees according with standard practice and/or the suppliers recommendations. At a
minimum, oil deciduous trees shall be double -guyed with 72" hardwood stakes driven firmly into the ground.
Secure tree to stakes with j19 galvanized wire guys with rubber hose connections, Stokes shall be 2" x 2' x
72".
10. Use shredded hardwood bark mulch in all planting beds.
11. Remove oil logs , twine and containers from installed plants. Rall back burlap one third on all B&B plants,

13. Prepare the soil in all bedding areas by mixing into the lop six inches o1 soil one cubic yord o1 monure,
Peal and 10-6-4 granular fertilizer per 100 square feet of area. Remove any turf, weeds or other vegetation
completely prior to installation.
14. Plant oil materials in their oppropriale season. The Contractor shall guarantee oil plant materials and
workmanship for a period of one year from time of installation.

1. The existing utilities shown on these plans are based on available information. The CONTRACTOR sholl be responsible for
determining the exact location of oil utilities before commencing work and for any damages which occur by the failure to locate
and preserve these utilities. R the CONTRACTOR should encounter utilities other than those shown on theca plans, the CONTRACTOR
shall immediately notify the engineer and lake the necessary and proper steps to protect the facility and assure the continuance
of service.
2. A land disturbance permit is not required for the construction of this project.
3. The CONTRACTOR sholl have approved construction drawings prior to the start of construction. At least one copy of approved
Plans, specifications, and revisions shall be kept on-site at all limes. Contract specifications shall control at oil limes.
4. Cut and fill slopes shall not exceed 2-horizontol to 1 -vertical unless otherwise called for on the plans.
5. Controlled Fills:
A. Controlled compaction shall occur in all fill sections for pavement, trenches for utilities and in other areas as designated
on the plans.
B. Controlled fills shot) be compacted to 95% density as determined by methods per standard proctor ASTM D 698. Density
shall be verified by a qualified soils engineer.
C. Controlled file shall be compacted in 8 inch lifts (loose thickness) to the specified density, beginning from the existing
ground surface. unless otherwise approved in writing by a qualified soils engineer.

825.95'.
15. Install erosion control practices as required by Frederick County Department of Public Works and in conformance with the
standards of the Virginia Erosion and Sediment Control Handbook.
