meet the normal requirements for the variety according to the American Association r't Nurserymen.
5. Plants shall be sound, healthy, vigorous, well branched, free of disease, insect egg; and larvae, and shall have
adequate root systems. I,
6. Sizes specified in the Plant List are minimum sizes against which the plants will judged. Failure to meet minimum

7. Groups of shrubs shall be placed in a continuous mulched bed with smooth, cont;:{L_ous edges as shown on the plan.
All mulched beds shall be curvilinear in shape following the contour of the plant Trip Apply a minimum of 4 inches of mulch
uniformly over beds. Trees located within four feet of any shrub bed shall share the Dime bed. Grade finished planting beds
so as not to impede surface drainage.
8. Locate trees a minimum of 3 feet from walls or wolks. if possible.
9. Stake and guy all trees according with standard practice and/or the suppliers rectmmendations. At o minimum, all
deciduous trees shall be double -guyed with 72" hardwood stakes driven firmly into tha ground. Secure tree to stakes with #9
galvanized wire guys with rubber hose connections. Stakes shall be 2" x 2" x 72
10. Use shredded hardwood bark mulch in all planting beds.
11. Remove oil tags, twine and containers from installed plants. Roll back burlap one third on all B&B plants.
12. Plant substitutions are permitted with consent from the Landscape Architect.
13. Prepare the soil in oil bedding areas by mixing into the top six inches of soil one cubic yard of monure, peat and
10-6-4 granular fertilizer per 100 square feet of area. Remove any turf, weeds or „her vegetation completely prior to
installation.
14. Plant all materials in their appropriate season. The Contractor shall guarantee all plant materials and workmanship
for a period of one year from time of instollotion.
15. All existing plant materials shall remain unless otherwise noted on the Site Plan.

1. The existing utilities shown on these plans are based on available information.
The CONTRACTOR sholl be responsible for determining the exact location of all
utilities before commencing work and for any damages which occur by the failure
to locate and preserve these utilities. If the CONTRACTOR should encounter utilities
other than those shown on these plans, the CONTRACTOR sholl immediately notify
the engineer and take the necessary and proper steps to protect the facility and
assure the continuance of service.
2. The CONTRACTOR sholl have approved construction drawings prior to the start
of construction. At least one copy of approved plans and revisions shall be kept
on-site at all times.
3. Cut and fill slopes shall not exceed 2 -horizontal to 1 -vertical unless otherwise
called for on the plans.
4. Controlled Fills:
A. Controlled compaction shall occur in all fill sections for pavement, trenches for
utilities and in other areas as designated on the plans.
B. Controlled fills shall be compacted to 95% of theoretical maximum density as
determined by modified proctor -ASTM D 1557. Density shall be verified by a
qualified soils engineer.
C. Controlled fills shall be compacted in 8 inch lifts (loose thickness) to the
specified density, beginning from the existing ground surface, unless otherwise
approved in writing by a qualified soils engineer.
D. The surfaces directly beneath areas to receive controlled fill are to be cleared,
grubbed, and stripped of topsoil. The area is then to be scarified and compacted
to a depth of 6 inches to the some density as the controlled fill to be placed
thereon.
E. Fill material shall be taken from approved borrow areas. It shall be clean soil,
free of roots, woody vegetation, oversized stones. rocks, sandy soil, or other
objectionable material.
5. Blasting is not permitted within 25 feet of existing utilities without owner
permission.
6. Pavement materials tolled for on the plans refer to standard VOOT designations.
7. BENCHMARK: top of light pole base at northwest corner of site - elevation =
827.59. Confirm benchmark elevation with the Engineer prior to construction.
8. All rodii indicate edge of grovel, edge of pavement or face of curb as
applicable.
9. Where plans call for matching existing pavement in the public right of way, the
CONTRACTOR shall provide cut joint or asphalt overlay as directed by VDOT.
10. All disturbed R.O.W. monuments are to be replaced and verified by a certified
land surveyor at the Contractor's expense.
11. All construction and materials proposed for the public right of way shall
conform to VDOT standards and specifications.
12. Fire lanes shall be delineated as directed by the Frederick County Fire Marshal.
13. The CONTRACTOR shall obtain permission from adjoining property owners prior
to conducting any off site construction activities.
14. The CONTRACTOR sholl coordinate the relocation of the existing utilities with
the appropriate utility company as necessary.
15. All site and building lighting sholl be installed to avoid spill-over onto
adjoining properties.
FREDERICK COUNTY SANITATION AUTHORITY NOTES
1. Water and sewer lines are to be constructed in accordance with these plans.
The lines shall additionally meet all requirements of the Frederick County Sanitation
Authority (the "authority").
