Park 900K Warehouse Site Plan - VDOT Approval A VDOT review has been conducted on the Greystone Ind. Park 900K Warehouse plans dated November 2, 2018 and as received by our office on November 5, 2018. Based off of the review of the Drawings, this Plan is approved by our office. We offer the following general comments: The work as shown on the Red Bud Road Route 661 Drainage Improvement Plan with a VDOT stamped approved date of September 4, 2018 must be completed or at a minimum obtained a VDOT Land Use Permit for its construction prior to any work beginning on the Warehouse site. Should conditions in the field exist on VDOT Right -of -Way such that additional measures are warranted, such measures shall be completed to the satisfaction of VDOT. Materials used and methods of construction shall adhere to the current observed VDOT Road and Bridge Specifications, Road and Bridge Standards, A-fanual on Uniform Traffic Control Devices, and Land Use Permit Special Provisions. A preconstruction conference shall be held by the engineer and/or the developer with the attendance of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work. Any construction related changes to the approved plan must come through the design engineer to VDOT for approval. Please allow a minimum of 5 business days for VDOT review. A Land Use Permit shall be obtained before any work is performed on the State's right-of- way. The permit is issued by this office and will require application fee and surety bond coverage. Please provide two signed and sealed sets and one electronic copy of the plans to this office for file and permitting. S Storage of the International Building Code/2015, the 2015 VUSBC/ International Fire Code. Other Code that applies is ICC A117.1-3-09. (Maximum 500' unless otherwise approved by AHJ) Storage in racks exceeding 12' in height require a permit and shall comply with the International Fire Code. High pile storage areas require fire department access around perimeter of the building. Access/doors shall not be spaced further apart than 100' ANSI parking spaces shall be provided as required per T1106.1. Accessible parking and unloading shall not exceed 2% slope (1:48). Accessible Route shall extend from parking and unloading area to accessible route to main entrance. Curb ramps shall have a minimum 3' landing at the top and bottom of the landing. Van spaces require minimum unloading area 8' with 8' of parking or a minimum of 11' wide parking with 5' of unloading space is required. No enlargement provided. Accessible route with max 5% slopes shall be provided from parkinglunloading to main entrance. Accessible parking and unloading access to main entrance appears to meet ANSI Al 17 for slopes. Public entrances into spaces larger than 3000 sq ft shall be provided with a vestibule as detailed per ANSI Al 17.1-09 All structural plans submitted for permit application shall be sealed by a VA Design Professional Special inspection requirements of Chapter 17 of IBC shall apply to this 'type of structure. (soils, compaction, concrete, steel etc.) Light poles require permits and inspections. Retaining walls with more than 3' unbalanced fill require permits.
