Dwellings (townhouses) shall be separated as required for per Section R 302.2 Grade shall be sloped away from foundations a min 6" in 10'. Backwater valves shall be installed on all plumbing fixtures, (subject to back sewer), located below the top elevation of the upstream man hole cover Engineer Design required on all foundations and/or slabs with greater than 8" fill or 24" clean sand/gravel. Fill shall be designed and compacted by a Registered Design Professional Lot 1912-1916; 1941, 1942, 1633-1636; 1643-1648; 1609-1612; 1614-1618; 2001-2005; 2030- 2034. 2001-2005 & 2030-2034 have excess of 10' of control fill. Retaining walls exceeding 3' unbalanced fill requires a building permit and engineer design. Foundations shall be placed on slopes as required per Section R403.1.7. Engineering on slope stability required. The building official is permitted to require an investigation and recommendation of a qualified engineer to demonstrate that the intent of this section has been satisfied. Such an investigation shall include consideration of material, height of slope, slope gradient, load intensity and erosion characteristics of slope material Site plan approved pending receipt of geotechnical soil investigation as required. Based off of the review of the Drawings, all of the previous VDOT comments have been addressed and the Site Plan is approved by our office. Please ensure that all applicable agencies have the most recent set of approved Drawings. We offer the following general comments: s Our review and comments are general in nature. Should details be overlooked during plan review or conditions in the field exist such that additional measures are warranted, such measures shall be completed to the satisfaction of the department. • Materials used and methods of construction shall adhere to the current observed VDOT Road and Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and Land Use Permit Special Provisions. • A preconstruction conference shall be held by the engineer and/or the developer with the attendance of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work. • All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe or drainage easement. • Any construction related changes to the approved plan must come through the design engineer to VDOT for approval. Please allow a minimum of 5 business days for VDOT review. • A Land Use Permit shall be obtained before any work is penormed on the State's right-of- way. The permit is issued by this office and may require application fees, the salary & expenses of a State assigned inspector, and surety bond coverage.
