A VDOT review has been conducted for the B & B Omps site plan dated June 24, 2019. Based on the review of
the drawings, all VDOT requirements are addressed and the site plan is approved by our office. Please ensure
that all applicable agencies have the most recent set of approved drawings. We offer the following general
comments:
0 Our review and comments are general in nature. Should details be overlooked during plan review or
conditions in the field exist such that additional measures are warranted, such measures shall be
completed to the satisfaction of the department.
• Materials used and methods of construction shall adhere to the current observed VDOT Road and
Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and Land
Use Permit Special Provisions.
• A preconstruction conference shall be held by the engineer and/or the developer with the
attendance of the contractor, various County agencies, utility companies, and VDOT prior to initiation of
work.
• All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe
or drainage easement.
• Any construction related changes to the approved plan must come through the design engineer to
VDOT for approval. Please allow a minimum of 5 business days for VDOT review.
• A Land Use Permit shall be obtained before any work is performed on the State's right-of-way. The
permit is issued by this office and may require application fees, the salary & expenses of a State
assigned inspector, and surety bond coverage.

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) and Section 304, B -Business of the International Building Code/2015. Other Code that
applies are the Virginia Mechanical Code for air change, the ICC ANSI Al 17.1-3-09 Accessible
and Usable Buildings and Facilities, 2015 Virginia Energy Code and 2015 International Fire
Code.
Building shall comply with height and area as allowed per T503 with the applicable increases.
Building shall comply with IBC/USBC 903.2.9 for sprinkler requirements.
Group S-1 fire areas used for the storage of commercial trucks where the f re area exceed 5000
sq_ft, as well as, S-1 fire areas in excess of 5,000K sq ft and used for commercial truck repair
garage shall be provided with an NEPA sprinkler system
Quantity of hazardous material quantities and limitations shall be as required/limited under
T307.1(1) to prevent the structure from falling into an H -Hazardous use group
Fire Barrier placed on the plans to reduce fire area.
Question to the location of the water oil separator.
At least one parking area is required to be a Van Accessible space as required in USBC Sec
1106. Accessible parking and unloading requires a minimum of 8' parking, and a minimum of
8' of'striped unloading area. Unloading area shall have a maximum 2% slope. Van accessible
signage is provided as required per USBC Sec 1106.8.
Accessible route to main entrance shall not exceed 5% (1:20) slope. At least 60% of all
entrances shall be accessible. Landings at doors shall not exceed 1:48 slope and thresholds shall
not exceed All required exits shall be accessible and meet the requirements of VBC Section
1007. Office occupants shall meet the common path of travel distance or a second exit will be
required.
Building shall comply with 2015 International Energy Code. All systems shall be included in the
evaluation of the building performance.
All structural plans submitted for permit application shall be sealed by a VA Design Professional.
Please note the requirements in Chapter 17 of the IBC for special inspections for this type of
structure. (so] 1, concrete, bolts, etc.)
