Artz, L.S., dated August 1, 2018, a copy of which is attached to the hereinafter referenced Deed of Boundary Line Agreement; AND BEING the same property acquired by Paul R. Luttrell by the Last Will and Testament of Paul Richard Luttrell, Sr. dated October 20, 2006, of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Probate File No. 17-6 and by Deed of Boundary Line Agreement by and between Paul R. Luttrell, Jr. and Richard Patrick Williams, dated September 13, 2018, of record in the aforesaid Clerk's Office immediately prior hereto. Luttrell, widow, party of the first part, and Paul R. Luttrell and Linda F. Luttrell, his wife, parties of the second part. WITNESSETH: That for and in consideration of the sum of Ten Dollars ($10.00) cash in hand paid, and other good and valuable consideration, the receipt of all of which is hereby acknowledged, the said party of the first part does hereby grant, sell, and convey, with general warranty of title, unto the parties of the second part, with cosanon law right of survivor- ship, a certain lot or parcel of land containing 46,500 square feet, more or less, together with all rights, privileges and appurtenances thereto belonging lying and being situate along the Eastern aide of Virginia State Secondary Highway No. 693, about three miles Northeast of Cross Junction, in Cainesboro District, Frederick County, Virginia, described as beginning at a point on the Eastern side of said highway, a corner to the land of-9eatrice Virginia Smith, and running thence Eastward with the Smith line a'distance of 150 feet, more or less, to a stake corner; thence Northward, a new straight division line with the remaining land of the party of the first part, a dietence of 310 feet, more or lees, to a stake corner; thence Westward, another new straight division line with the remaining land of the party of the first part, a distance of 150 feet, more or less, to a planted stone corne on the Eastern aide of said highway; thence therewith Southward a distance of 310 feet, more or less, to the point of beginning, and being a portion of that certain larger tract or parcel of land that was conveyed to the late Paul L. Luttrell by Edith Thompson, at al, by deed dated May 25, 1940, and of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed Book No. 180, page 391, and which was devised by the said Paul L. Luttrell to the aforesaid Nellie V. Luttrell by his last will and testament duly probated and of record in said Clerk's Office in Will Book No. 71, page 444. It is expressly stipulated that said land is conveyed subject to all applicable, or legally enforceable easements, if any, of record affecting aama. The aforesaid grantor covenants that she has the right to convey II Bur, 389 18 I the said land to the aforesaid grantees; that the said grantees shall have quiet possession of the said land, free from all encumbrances; that she has done no act to encumber the said land; and that she will execute such further assurances of the said land as may be requisite.
