THIS DEED, made and dated thisl5th day of April, 2005 by and between PHILIP K
TSN. TRUSTEE for the Antram Land Trust under a land trust agreement dated the
1" day of September, 1986 and revised the 6m day of September, 1996, hereinafter called the
Grantor, and RHEA L. PAW, hereinafter called the Grantee.
WITNESSETH: That for and in consideration of the sum of Ten Dollars ($10.00), cash
in hand paid and other valuable consideration, receipt whereof is hereby acknowledged, the
Grantor does grant and convey, with Special Warranty, unto the Grantee, in fee simple, together
with all rights, rights of way, privileges improvements thereon and appurtenances thereto
belonging, all of the following realty:
All of that certain lot or parcel of land, with the buildings and improvements
thereon and the appurtenances thereto belonging, situate in the Village of
Brucetown, in Frederick County, Virginia, on the South side of the public road
leading from Clearbrook to Wadesville, and more particularly described as
containing 34,059 square feet as shown on plat entitled `consolidation Plat Land
of Antram Land Trust" prepared by David M. Furstenau, land surveyor, dated
March 13, 1992 recorded in Deed Book 774 at page 147 among the land records
of Frederick County, Virginia; AND BEING the same property conveyed to
Louise M. Hildabrand, Trustee for the Antram Land Trust under a land trust
agreement dated the 1' day of September, 1986 by Deed dated June 15, 1988 from
William O. Boden, Executor of the Estate of Julia Legge Boden, (Julie Legge
Boden being on the same as Julia S. Boden and Julia Boden) and William O.
Boden and Phyllis B. Boden, his wife, and Robert R. Boden, Sr., and Mary B.
Boden, his wife and Betty Keckley David and Virgil Davis, her husband,
recorded in Deed Book 683 at page 696 among the land record of Frederick
County, Virginia, Said land trust agreement dated the 1" day of september 1986
was revised the 1" day of September,1996 naming Philip K Martin as sole
Grantor and Trustee of the land Trustee Agreement known as Antram. Thus
vesting in title at this time in Philip K. Martin, Trustee. Reference is made to the
aforesaid instruments and the references contained therein for a further and more
particular description of the property conveyed herein.

This conveyance is made subject to all legally enforceable restrictive covenants and
easements of record affecting the aforesaid realty.
