'Grantor'? and ARMIN L. )MSEL and RENEE SSEL, husband and wife, (hereinafter,
"Grantee") whose tax mailing address is: 562 Lake Serene Drive, Winchester, VA 22603.
WITNESSETH:
That for and in consideration of Ten and 00/100 Dollars ($10.00), and other good and valuable
consideration, the receipt and or acceptance of which is hereby acknowledged, the said Grantor
does hereby grant, bargain, sell, and convey, with GENERAL WARRANTY AND ENGLISH
COVENANTS OF TITLE unto the said Grantee, as tenants by the entirety with the rights of
survivorship as at Common Law, the following described property, to -wit:
All of that certain lot of land lying in Gainesboro Magisterial District, Frederick
County, Virginia, designated as Lot 8 on the Plat of Lake Serene, which Plat is of
record in the Clerk's Office of the Circuit Court of Frederick County, Virginia in Deed
Book 356, at Page 147.
It being the same property conveyed to Ethel B. Slaughter, Trustee of Slaughter Marital
Trust by Deed from Stephen R. Slaughter, Executor of the Estate of Ralph E. Slaughter,
deceased, and Stephen R. Slaughter dated October 1, 1994, recorded October 26, 1994
in the Clerk's Office of the Circuit Court of Frederick County, Virginia, recorded in
Deed Book 829, Page 536.

This conveyance is made expressly subject to conditions, restrictions, reservations and easements
of record, if any, constituting constructive notice.
This conveyance is made subject to all easements, and building or use restrictions of record,
including, but not limited to, those for public roads and highways, restrictive covenants, utilities,
