Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) and Section 304, B -Business of the International Building Code/2015. Other Code that
applies are the Virginia Mechanical Code for air change, the ICC ANSI Al 17.1-3-09 Accessible
and Usable Buildings and Facilities, 2015 Virginia Energy Code and 2015 International Fire
Code.
Building shall comply with height and area as allowed per T503 with the applicable increases.
Building shall comply with IBC/USBC 903.2.9 for sprinkler requirements.
Group S-1 fire areas used for the storage of commercial trucks where the fire area exceed 5000
sq ft, as well as, S-1 fire areas in excess of S,OOOK sq ft and used for commercial truck repair
garage shall be provided with an NFPA sprinkler system
Quantity of hazardous material quantities and limitations shall be as required/limited under
T307.1(1) to prevent the structure from falling into an H Hazardous use group

Question to the location of the water oil separator.
At least one parking area is required to be a Van Accessible space as required in USBC Sec
1106. Accessible parking and unloading requires a minimum of 8' parking, and a minimum of
8' of striped unloading area. Unloading area shall have a maximum 2% slope. Vanaccessible
signage is provided as required per USBC Sec 1106.8.
Accessible route to main entrance shall not exceed 5% (1:20) slope. At least 60% of all
entrances shall be accessible. Landings at doors shall not exceed 1:48 slope and thresholds shall
not exceed ''/Z". Please provide elevations at all four comers of the parking/unloading and all.
All required exits shall be accessible and meet the requirements of VBC Section 1007.
Question on exit location and the slope of the apron.
Building shall comply with 2015 International Energy Code. All systems shall be included in the
evaluation of the building performance. Vestible area meeting ANSI A] 17.1-09 is required
when entrance door enters into 3000 sq ft of floor space.
All structural plans submitted for permit application shall be sealed by a VA Design Professional.
Please note the requirements in Chapter 17 of the IBC for special inspections for this type of
structure.(soil, concrete, bolts, etc.)

This project has a sewer pump station that FW will own. Title to the pump station site shall be granted
(,/ to the Frederick Water in fee simple absolute. Also, (1) a copy of DEQ's Certificate to Construct, (2) a
copy of DEQ's Certificate to Operate, and (3) two copies of the FW approved O & M manual are
required. These documents must be received before service will be authorized. (4) Work cannot
commence that would connect to FW facilities or require FW inspections until the contract is returned
to this office.

The only thing I see that needs changed is on Sheet 2. Please show the Welltown entrance as 24', not 34, like it
is presented on sheet 9. Other than that, all looks well.
