THIS DEED, made and dated this 19a' day of May, 2016, by and between
BOWMAN -SHOEMAKER COMPANIES. INC. (formerly known as JASBO, INC.), a
Virginia corporation, party of the first part, hereinafter called the Grantor, and

Virginia, containing 15.7905 acres, more or less, situate at the intersection of
Tasker Road (State Route 642) and Warrior Drive, being the remainder of that

particularly described by that certain plat titled "Boundary Survey of the Land
of Bowman Shoemaker Companies, Inc. (Tax Parcel 75 -A -104E)" dated May
12, 2016, drawn by Ernest S. Holzworth, L.S., a copy of which is attached

portion of the lands acquired by Jasbo, Inc. by Deed dated December 16, 1986
of record in the Clerk's Office of the Circuit Court of Frederick County,
Virginia in Deed Book 634, at Page 499. Subsequent thereto, Jasbo, Inc.
° changed its corporate name to Bowman -Shoemaker Companies, Inc., as
referenced in that certain Certificate of Change of Name of record in the
aforesaid Clerk's Office as Instrument No. 070017367. Reference is hereby
made to the aforesaid instruments and the references therein contained for a

THIS DEED OF DEDICATION AND DEED OF EASEMENTS made and dated
this 10" day of November, 2005, by and between JASBO, INC., a Virginia corporation
("Jasbo"), and THE COUNTY OF FREDERICK. VIRG A (the "Coamty').
A. Jasbo is vested with fee simple title to that certain tract or parcel of land
containing 5.30335 acres, more or less, situate at the intersection of Tasker Road (State Route
#642), Warrior Drive and Macedonia Church Road (Route 756) in Shawnee Magisterial
District, Frederick County, Virginia, and being a portion of the lands acquired by Jasbo by
that certain Deed dated December 16, 1986, of record in the Clerk's Office of the CircWt
Court of Frederick County, Virginia in Deed Book 634, at Page 499, Tax Map No. 75-A-104
(the "Jasbo Parcel").
B. In connection with the improvement of Warrior Drive, Jasbo has agreed to
dedicate a portion of the Jasbo Parcel containing 0.22709 acres, for public street purposes,
designated as "9,892 Sq. Ft. or 0.22709 Ac. Hereby Dedicated for Public Street Purposes" on
that certain plat titled "Plat Showing Dedication & Various Easements on the Property of
Jasbo, Inc." dated October 19, 2005, drawn by Bradley T. Riggieman, L.S. (the "Plat"),
which Plat is attached hereto and incorporated herein by reference as if set out in frill.
C. Jasbo has further agreed to dedicate storm drainage easements, grading and
temporary construction easements, as described on the attached Plat, as more fully set forth
hereinafter.
NOW THEREFORE WITNESSETH: That for and in consideration of the sum of
ren Dollars ($10.00), cash in hand paid by each of the parties hereto unto the other, the
weipt and sufficiency of which is hereby acknowledged, and other consideration deemed
idequate at law, the parties do hereby agree as follows:
The Recitals are incorporated herein and made a material part hereof as if set

2. Jasbo hereby dedicates to the County for public street purposes that certain
ircel of land containing 9,892 square feet or 0.22709 acres (the "Street Dedication
mel!"), being more particularly described on the attached Plat.

Jasbo hereby impresses that certain grading and temporary construction
easement designated as "Grading & Temp. Const. Esmt." on the attached Plat.
Jasbo hereby impresses those certain storm drainage easements designated as
"Storm Dm. Esmt. and 20' Storm Drn. Esmt " on the attached Plat.
Jasbo reserves the right to the use of the surface of the lands subject to the
Storm Drainage Easements and Grading & Temporary Construction Easement in such
manner as will not injure or interfere with the construction, operation, maintenance, repair or
reconstruction and/or replacement of utilities within the Storm Drainage Easement and/or
Grading & Temporary Construction Easement and any temporary construction activities
located therein.
The County consents to the dedication of the Street Dedication Parcel for
public street purposes as set forth herein, as evidenced by its execution of the attached Plat.
