Senior Planner Susan Eddy distributed a memo from Steve Kapocsi, Administrative Assistant to
the School Superintendent, on school site selection criteria.
Item 1— UDA Study — Double Tollgate Triangle
Deputy Director Mike Ruddy reviewed the agenda packet, which contained information on the
Double Tollgate Triangle Area. Mr. Ruddy reminded the committee that the Board of
Supervisors had directed them to study the triangle area as part of the UDA study. Mr. Ruddy
went over statistics on land use, parcels, transportation and the environment. Mr. Ruddy noted
the comments from Wendy Jones with the Sanitation Authority on sewer capacity north and
south of Wright's Run.
Member DeHaven suggested that the parallel road south of Route 277, as previously discussed
by the CPPS, be studied in depth as part of this triangle study. Staff will need to further
investigate topography, MPO modeling and other issues.
Members discussed the need for public facilities, especially a fire and rescue station, in this area.
A school site might be needed on the far western end of the triangle area.
There was much support from members for designating land for industrial use. A discussion of
industry v. distribution v. office use took place.
