Re: Snowden Bridge — Section 13
Plan Revision
Brookfield Stephenson Village, LLC, the Snowden Bridge developer, has directed Greenway
Engineering to modify the current approved Subdivision Design Plan for Snowden Bridge, Section 13
and 14. This plan was previously approved by Frederick County on April 6, 2018. The developer has
since decided to modify Section 13 to include an additional single-family house line product to meet
multiple builder demands. This modification will require a plan change to reconfigure 27 of the original
66 single family lots within the approved section and will result in a reduction of six lots leaving 60
single family lots in Section 13. This change will not modify any road right -of ways, storm sewer,
storm drainage or utility easements as previously approved. The lot changes will require a modification
to approved water and sewer services as well as lot grading for the effected lots.
We are providing you with a set of revise plans sheets detailing the proposed changes for your
review. A summary of changes is shown below.

o Lots 1-7 have been replaced by Lots 1-5
o Sewer and water services for Lots 1-5 have been revised
o Over lot grading on Lots 1-5 has been revised

Upon review of the subject revised subdivision plan, we offer the following comments:
1. Provide additional spot elevations at the rear of the proposed houses on Lots 1, 28, 29, 30 and 31 in order to
demonstrate adequate overland relief from the adjacent low point.
2. Correct the invert elevations listed on the grading plans for storm structures #141 and #149.
3. Revise the drainage swale at the cul-de-sac on Starry Way Drive to provide a minimum 2% slope.
4. Adjust the side yard grading for Lots 15, 19 and 40 to provide adequate fall away from the proposed buildings.
5. Provide positive drainage for the parking area at the intersection of Crofton Ct. and Santa Fe Ct. (specifically the
travel aisle on the east side).
6. Label the gutter pan transitions to spill curb along the unnamed parking court between Lots 9, 10, 27 & 28 (at the
end of each of the four curb returns).
7. Ensure that all carryover is accounted for on the inlet design computations (i.e. Str# 113).
Once these comments are addressed, subnvt a copy of the revised plan for further review.

1. It is noted that Seesaw Place, Santa Fe Court, Dewey Place, Crofton Court, and a portion
of Patriot Place will be private lanes. As our buses don't travel down private lanes,
students who live on these streets will need to walk to a public street to meet the bus at a
location to be designated by our Transportation Department.
