Comment Response Letter
Dear Mr. Cheran:
We are in receipt of Planning comments dated March 29, 2018 and offer the following responses:
Comment 1: Need proffer sheet added to plan.
Response: As per previous Subdivision Design Plan submissions, we have included a "Project
Information and Tabulations" sheet (Sheet 3) which has been the normal requirement for MDP
compliance. This sheet tracks all previously approved sections and provides running tabulations for the
development. A "Proffer Compliance Sheet" for the project can be found in currently approved Master
Development Plan.
Comment 2: Need owner to sign sheet 1.
Response: Owners signature has been added.
Comment 3: Need street lights on sheet 15, 17, and 18.
Response: Street lights are already shown on the north side of the Baily Way/ Patriot Street intersection
(Sheet 15), on the northeast corner of Starry Way Drive/Parkland Drive intersection (Sheet 17), and on the
northwest corner of Dewey Way/Baily Way/Parkland Drive intersection (see Sheet 15). We added the
street light to the raised island at the Santa Fe Court/Crofton Court intersection.
Comment 4: On sheet 31 need landscape not as to any plant substitutions and landscape plan for lots.
Response: We added a note requiring written approval from Frederick County Planning for any plant
substitutions and that all plantings shall conform to 165-203.01-B.
Comment 5: A photometric plan is needed.
Response: The photometric plan information is shown on the "Utility Plan" Sheets 19-22. We have also
included a typical photometric detail on Sheet 22.

Property Identification Number (PIN): 44-A-311, 292A, and 293
Dear Mr. Kepler:
Staff has reviewed the above -referenced subdivision design plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This plan is
denied until the issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staff's comments listed below and then prepare a revised
plan which adequately addresses each concern.
Review Comments
1. Need a proffer sheet added to plan.
