Dear Evan:
This letter is to confirm that the final plats for Snowden Bridge Section 12 are
administratively approved. This subdivision allows for the development of 74 townhouse
type 6 lots. Attached are two (2) copies of the approved plats for your records and
distribution. Please return a copy of the recorded plat and the deed of dedication to this

Dear Mr. Kepler:
This letter is to confirm that the subdivision design plan for Snowden Bridge Section 11
& 12 was approved on May 31, 2017. This design plan reflects the construction of 35
Modified single-family lots and 74 Modified townhouses. For your records, one (1) copy
of the approved subdivision design plans are attached.
It is now appropriate for you to submit the final plats for this subdivision. In addition to
the information provided on the approved design plans, the plat must include the approval
signatures of the Frederick County Sanitation Authority and the Virginia Department of
Transportation. Additionally, a deed of dedication and an appropriate guarantee will be
required prior to final plat approval.

RE: Review of Subdivision Design Plan #03-17

Dear Mr. Kepler:
Staff has reviewed the above -referenced subdivision design plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This plan is
denied until the issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staff's comments listed below and then prepare a revised
plan which adequately addresses each concern.
Review Comments
1. Need proffer sheet added to plan.
2. A photometric plan and light details is required with this submission.
3. On sheet 17, 18, 19, and 22 zoning needed for the adjoining properties.
4. Along Thorny Crown Lane sidewalks need to be on both sides of the street and on sheet
17 a street light at the intersection.
5. On sheet 18 along Coronation Way sidewalks need to be on both sides of the street.
6. On sheet 18 along Kearsage Court sidewalks need to be on both sides of the street.
7. On sheet 19 and 20 along Patchwork Drive sidewalks need to be on both sides of the
street.
S. On sheet 19 along Fading Star Street sidewalks need to be on both sides of the street.
9. On sheet 19 along Halo Court sidewalks need to be on both side of the street.
10. All street tree plantings need to be 2 �/z inch caliper sheet 33.
