THIS DEED IS EXEMPT FROM RECORDATION TAXES PURSUANT TO VIRGINIA
CODE § 58.1-811D.
THIS DEED OF GIFT is made this 16' day of December, 2011, by and between ROBERT
T. CHASE and EDNA E. CHASE, as Grantors, and DIANA C. KILMER and KIMLEY D.
LMER, as Grantees, having an address of 141 Sorrel Lane, Winchester, Virginia 22602.
WITNESSETH:
That for and in consideration of the natural love and affection the Grantors bear for the
Grantees, the Grantors do hereby grant and convey, with SPECIAL WARRANTY OF TITLE, unto
the Grantees, as tenants by the entirety with the right of survivorship as at common law, the
following described property located in the County of Frederick, Virginia (the "Property"):
All of that certain lot or parcel of land containing 5.0 acres, together
with all rights, privileges, appurtenances, and improvements
thereunto belonging, lying and being situate in Shawnee Magisterial
District, Frederick County, Virginia, and more particularly described
as Lot No. 4 on that certain plat of survey prepared by Lee A. Ebert,
C.L.S., dated July 11, 1975, and known as Shen -Pool Farms
Subdivision, as the same appears of record in the Office of the Clerk
ofthe Circuit Court of Frederick County, Virginia, in Deed Book 447,
at Page 26, together with a certain 60 foot right of way lying along the
southeastern boundary of the subject property as shown on the
aforesaid plat, and which right of way is for the joint use of the other
land owners abutting on said right of way for the purpose of ingress
and egress to and from Virginia Secondary Highway No. 645 and the
land herein conveyed; and being the same real property conveyed to
the Grantors herein by deed from Harry C. Clark and Dorothy L.
Clark dated June 29, 1992, and recorded in the aforesaid Clerk's
Office in Deed Book 779, at Page 1643. Commonly known as 161
Sorrel Lane, Winchester, Virginia 22602; Frederick County Tax
Map No. 77-14.
Reference is hereby made to the aforesaid instruments, the attachments thereto, and the
references therein contained for a further and more particular description of the Property hereby
conveyed.

This conveyance is made subject to easements, conditions, and restrictions of record insofar
as they may lawfully affect the Property.
This Deed shall have the effect of special warranty defined in Virginia Code §§ 55-69 and
55-70, as amended and in force on this date.
