Saville, his wife, parties of the first part, and James W. Saville, party of the second part. WITNESSETH: That for and in consideration of the sum of One Dollar I($1.00) cash in hand paid, and other consideration deemed valuable at law, Ithe receipt of all of which is. hereby acknowledged, the said parties of the first part do hereby grant, sell, and convey, with general warranty of title, unto the party of the second part, his heirs and assigns forever, a certain lot or parcel of land containing 0.4 acre, more or less, together with all rights, privileges and appurtenances thereto belonging, lying and being situate along the Western side of what is known as the Mountain Road, about 1'k mile North of White Hall, in Stonewall District, Frederick County, Virginia, described as beginning at a point on the Western side of said road, a corner to the land of Milburn, and running thence Westward with Milburn a distance of II13 rods and 3 feet, more or less, to a corner to the remaining land of Delmar ,Savillo;thence with his remaining land a new straight division line Southward Ila distance of 3 rods to a stake corner; thence Eastward, still with the remaining land of Delmar Saville, a distance of 133 rods to a stake corner on the Western side of said road; thence therewith Northward a distance of i7 rods to the point of beginning, and being a portion of that certain larger lot or parcel of land that was conveyed to the said Delmar Saville by James i Brill, by deed dated January 4, 1946, and of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed Book No, 194, page 363. The aforesaid grantors covenant that they have the right to convey the said land to the aforesaid grantee; that the said grantee shall have quiet possession of the said land, free from all encumbrances; that they have done no act to encumber the said land; and that they will execute such further assurances of the said land as may be requisite, i Witness the following signatures and seals.
