RE: Master Development Plan: Snowden Bridge Station (revision)
Property Identification Numbers (PINs): 43C-3-2, 3, 4, 4A, 5, 7A, 43-A-143,144,
145, 146, 147,148, 149, 150, 151, 151B, 151C & 152.
Dear Gary:
Thank you for providing me with the opportunity to review the revised master development plan
(MDP) for the proposed development referred to as Snowden Bridge Station. Please adequately
address each of the comments listed below prior to resubmission of the master development plan
referenced above:
Preliminary Review Comments:
1. Previous Approvals. Add a note which further specifies Rezoning (REZ) Application #03-
05, and Master Development Plan (MDP) # 05-14.
2. Zoning History. Add a map (see example from MDP #02-07, Eastgate Commercial
attached on Sheet 1 to marked -up plan set) which outlines what parcels were included with
each previous approved REZ Application.
3. Parking Setbacks. Update the front parking setback for the M1 (Light Industrial) District
to 25 feet (FT) and update the side and rear parking setbacks for the B2 (General Business)
District to 5 FT per § 165-202.01(6)(c).
4. Proffered Improvements. Depict the proposed commercial entrances as shown on each
approved Generalized Development Plan (GDP); add a label specified the 20 FT right-of-
way dedication along the frontage of parcel PIN #43-A-147. See staff mark-up on Sheet 5.
5. Roadways. Add a note to the "Future Ezra Lane" label specifying this roadway will be a
"public" roadway.
6. Buffers. On Sheet 5 provide the location and extent of proposed buffers. Provide
profiles/cross-sections of the Category A and B Zoning District Buffers on Sheet 1.
In order to continue the review/adininistrative approval of this Master Development Plan, you should
address the above comments and also submit review agency comments from the following
agencies: the Virginia Department of Transportation (VDOT), Frederick Water, the Fire
Marshal's Office, Building Inspections, and Public Works. Once Planning & Development
comments are addressed, and a copy of outstanding review agency comments are provided, please

provide a signed application, a signed and notarized Special Limited Power of Attorney form, a fee
check, a .pdf disk with the final MDP, plus at least five (5) hard copies for signature. Please do not
