Frederick County approved the above -referenced, Master Development Plan MDP #01-18 —
Carbaugh Business Center on May 29, 2018. This MDP is approved for the development of
warehousing and light industrial uses on approximately 107 -acres. Future improvements along
Shady Elm Road, future Renaissance Drive, landscaping and buffering are also included on this
MDP. This MDP is also in conformance with the approved proffer statement for Rezoning #04-17,
Carbaugh Business Center.
As part of the approval of this MDP, the Board of Supervisors on April 11t" also approved a waiver
of §144-24(C) of the Subdivision Ordinance to allow for the future division of lots with access
provide by private streets extending from Renaissance Drive.
All requirements of the Frederick County Zoning and Subdivision Ordinance have been addressed
in the plan. I am providing you with three (3) copies of the approved final Master Development
Plan. Please ensure that these plans are distributed accordingly. Feel free to contact me if you have
