Perkins, AICP ~ Frederick County Planning and Development 107 North Kent Street Winchester, VA 22601 RE: Master Development Plan for Graystone Commerce Center Dear Candice: The Master Development Plan for the referenced project has been revised to incorporate the review comments contained in your email dated May 8, 2017. Specifically, the following items have been revised: 1. BRL's have been shown for the existing roads. 2. The sinkhole area on sheet 2 has been labeled. 3. The electric line running through the property has been shown. 4. Wetlands (#4 in your list) The shelf life for the original wetlands delineation was exceeded and the Corps of Engineers would no long recognize it. We had a new delineation performed last year and the Corp of Engineers has concurred with that delineation. Several areas changed in size and some at the far north end were found to not be wetlands at all. The amount of stream in the south-east corner increased substantially. Perkins, AICP _ Frederick County Planning and Development, _ 107 North Kent Street Winchester, VA 22601 MAR 3 1 2015 RE: Master Development Plan for Graystone Commerce Center FREDERICtC-„UNTY 4, -NT Dear Candice: The Master Development Plan for the referenced project has been revised to incorporate the review comments contained in your letter dated February 25, 2015. Specifically, the following items have been revised: 1. The Environmental Features Summary Table has been updated as requested 2. A note has been added to the Dimensional and Intensity Requirements table referencing the height exemptions per section 201 of the zoning ordinance. 3. A note has been added to sheet 1 addressing the establishment of the ARB. 4. The proffers have been enlarged to provide for easier reading. 5. The BRLs along Milburn Road, Redbud Road and McCann Road have been revised. 6. A note has been added to sheet 2 indicating the locations of the private roads will be established at the site plan stage. 7. The pavement thicknesses have been added to the typical sections. All other dimensions were already shown. 8. A note has been added establishing the minimum tree height for the trees in buffer "A” at 4 ft. J. The proffer note in the Route 37 study area was updated to include proffers D2 and D3. 10. A note was added to sheet 2 concerning prohibited commercial access onto Milburn Road, McCann Road, and Redbud Road, with reference to the proffers. 11. As you know the fee was provided by Graystone Corporation on Friday, March 27, 2015. 12. An application was previously provided bearing the signature of a corporate officer in the Graystone Corporation. You indicated this satisfies the need stated in your closing paragraph. 13. In the scoping meeting for the MDP the Dept of GIS was not included in the agency list you asked me to obtain comments from. However it is included in the list in your letter. Review comments have not been obtained from GIS at this time.
