THIS DEED is made as of the 2"d day of April, 2013, by and between HENRY F. HARNER
and FRANCES E. HARNER, as Grantors; and BRUCE E. JOHNSON and CYNTHIA
STEINKAMP, as Grantees, having a mailing address of 2040 Stoneleigh Drive, Winchester,
Virginia 22601.
WITNESSETH:
That for and in consideration of the sum of $80,000.00, the receipt of which is hereby
acknowledged, the Grantors do hereby grant and convey, with General Warranty and English
Covenants of Title, unto the Grantees as tenants by the entirety with the right of survivorship as at
common law, the following described real property located in the County of Frederick, Virginia (the
"Property"):
All of that certain lot of land, containing 3.306 acres, more or less,
lying south of Route 733 in back Creek Magisterial District of
Frederick County, Virginia, designated as Lot 21 of Lake Isaac
Estates -Section II, on a plat prepared by Louis J. Matacia, C.L.S., and
attached to Deed of Dedication recorded in the Clerk's Office of
Circuit Court of Frederick County, Virginia, in Deed book 716,
beginning at Page 913 (together with a non-exclusive right of way,
varying in width from forty (40) to fifty (50) feet, leading from the
above-described property to Route 733, as shown and described on
the above -referenced plat, to be used for purpose of ingress and
egress in common with the Grantors and their assigns); and being a
portion of the property conveyed to Grantors from Dorothy Hiett
Kendall by Deed dated August 21, 1987, of record in the aforesaid
Clerk's Office in Deed Book 658, Page 815.
County of Frederick, Virginia, Tax Map No. 26-2-21; Current Tax
Assessment is $70,800.00.
Reference is hereby made to the aforesaid instruments, the attachments thereto, and the
references therein contained for a further and more particular description of the property hereby
conveyed. This conveyance is made subject to easements, conditions, and restrictions of record
insofar as they may lawfully affect the Property.

This Deed shall have the effect of general warranty defined in Virginia Code §§ 55-68 and
55-70, as amended and in force on this date.
