THIS DEED OF GIFT, made and dated this 1 day of July, 2014 by and
between ERIC E. WRIGHT and DALE L. COLTMES. son and mother, Grantors and
KENNETH D. WRIGHT and DALE L. COUMES, son and mother, Grantees.
WHEREAS, pursuant to Virginia Code Section 58.1-811.1), this deed is not
subject to recordation taxes;
NOW, THEREFORE, WITNESSETH: That for and in consideration of the
love and affection the Grantors bear for the Grantees, and other good and valuable
consideration, the sufficiency and receipt of which is hereby acknowledged, the
Grantors do hereby grant and convey, with Special Warranty and English Covenants of
Title, unto the Grantees, as joint tenants with the right of survivorship as at common
law, the following described property, located in Back Creek Magisterial District,
Frederick County, Virginia, hereinafter the "Property":
All of that certain lot or parcel of land lying and being situate on
the north side of the Ridge Road in Back Creek Magisterial
District, Frederick County, Virginia, about five miles west of
Winchester and south of and near to U.S. Route #50, beginning at
the intersection of the western line of the lot conveyed to Lula
Edmonds by deed dated February, 1941, more particularly
described in the Deed dated February 21, 1942, and recorded in
Deed Book 185, page 521.
LESS AND EXCEPT that certain strip of land conveyed to the
Commonwealth of Virginia by deed dated August 25, 1971 and
recorded in the aforesaid Clerk's Office in Deed Book 382, page
280.
AND BEING the same real estate which was conveyed to the said
Grantors by Deed dated August 23, 2013 and recorded in the
aforesaid Clerk's Office as Instrument No. 130010106.
Reference is here made to the aforesaid instruments and the attachments and the
references therein contained for a further and more particular description of the
property hereby conveyed.
This conveyance is made subject to all duly recorded and enforceable
restrictions, easements and rights of way.
