The lot is a corner lot and is exceptionally narrow due to the 20' front setback from the property line
This lot was originally designed to provide a 20' setback from the road pavement per the ordinance
in effect when the construction plans were approved. More recently the ordinance has been revised
to current standards which reduced the available building area by 10 feet. In addition, The Village at
Harvest Ridge is a 55 and older community and all the lots are sized to accommodate single floor dwellings
Granting of this variance would allow for this lot to be the same as earlier platted and built corner lots in this
subdivision.

I (we), the undersigned, do hereby respectfully .make application, and petition the Frederick County
Board of Zoning Appeals (BZA) to grant a variance to the terms of the Frederick County Zoning
Ordinance as described herein. I agree to comply with any conditions for the variance required by
the BZA.
I authorize the members of the BZA and Frederick County officials to go upon the property for site
inspection purposes.
I understand that the sign issued to me when this application is submitted must be placed at the front
property line at least seven (7) days prior to the BZA public hearing and maintained so as to be
visible from the road or right-of-way until the hearing.
